From a railroad stop to an upscale coastal neighborhood
Located just minutes from the Pacific shoreline, Del Mar Heights offers a coastal lifestyle while remaining close to shopping, dining and top-rated schools. In the late 1800s, the railroad came to the town of Del Mar, and waves of beach tourists and Hollywood starlets followed. Development in the Del Mar Heights neighborhood began to take off in the mid-1900s, and by the end of the century, most of the buildable land was claimed. “It’s becoming a semi-custom community now, as older homes are being remodeled and made their own,” says Ryan Stafford, a local Realtor with Compass who has been selling homes in the area for 10 years. “People love living here for the location. Besides the beach, you’re also close to hiking trails and workplaces.”

Hiking Crest Canyon and visiting nearby beaches
Crest Canyon Park features multiple trails for getting a quick dose of nature. On the opposite side of Del Mar Heights Road is a portion of the Torrey Pines State Natural Reserve, named for its collection of rare Torrey pine trees. The reserve’s trails skirt the edges of the sandstone cliffs and wind down to the Torrey Pines State Beach. Powerhouse Park, which borders downtown Del Mar, has a beach-themed playground and picnic area overlooking the waves.

Beachside Del Mar shopping plaza and proximity to Del Mar Village
Locals can head to Beachside Del Mar shopping plaza to get groceries from Vons. The plaza has several dining options, including classic American fare at Bushfire Kitchen and quick and casual Mexican cuisine from Kotija Jr. A few blocks east of Interstate 5 are One Paseo and the Highlands Town Center, open-air shopping centers with high-end retail and regional chain restaurants, including Davanti Enoteca. Around 1 mile west of the neighborhood is Del Mar Village, the walkable downtown district with boutiques, bistros and rooftop bars.

Remodeled homes on hilly roads
Houses are perched along the neighborhood’s hilly landscape, with professionally landscaped yards packed with tropical foliage. The prevalent architecture includes midcentury and contemporary styles as well as Spanish Mission-inspired designs with terracotta-tiled roofs. Housing prices in Del Mar Heights tend to be much higher than homes to the east but fall lower than in the heart of Del Mar. Del Mar Heights residences typically list from $1.75 million to $6 million, and townhouses are generally priced between $900,000 to $2 million. “Del Mar Heights has lower inventory,” Stafford says. “It’s definitely a high-demand neighborhood, and if properties are priced reasonably near market, they move fast.”

Del Mar Heights students are served by the Del Mar Union School District for their elementary years and the San Dieguito Union High School District for middle and high school. The Del Mar Heights School earns an overall A-plus rating from Niche and has been recognized by the California Distinguished Schools Program. Earl Warren Middle School also holds an A-plus. Nearby Torrey Pines High School receives an A-plus as well, and it is ranked as the No.2 public high school in the San Diego area by Niche.
Del Mar Fairgrounds and the Del Mar Thoroughbred Club
Just north of Crest Canyon are the Del Mar Fairgrounds, where festivals are held throughout the year, and the annual San Diego County Fair takes place from mid-June to early July. The Del Mar Thoroughbred Club also rests on the grounds — this historic track was home to Seabiscuit’s epic 1938 victory, and in 2024, it hosted the Breeders' Cup World Championships.
Locals commute by car or use North County Transit District buses and trains
Del Mar Heights is served by the North County Transit District, which offers bus routes throughout the area. The closest NCTD commuter train station is located at the Solana Beach Transit Center, 3 miles north of the neighborhood. From there, riders can get to Old Town San Diego in around 30 minutes. Interstate 5 forms the eastern boundary of Del Mar Heights. Those heading to San Diego can drive 20 miles south on I-5 to land in the heart of the city. Residents can access emergency care at the Scripps Memorial Hospital, about 6 miles south of most homes.
