Beyond the luxe shopping scene

To many San Diego residents, Mission Valley is a high-end shopping destination before anything else. Anchored by prominent malls like Fashion Valley, Westfield Mission Valley and Mission Valley Shops, it offers more than just retail therapy. Located in the heart of San Diego, Mission Valley stretches east-west along the San Diego River, home to thousands of luxury condos and upcoming mixed-use developments. Its central location offers quick access (depending on traffic) to major draws like Balboa Park, Mission Beach and the dynamic downtown San Diego. The neighborhood is also home to the new local landmark, Snapdragon Stadium, bringing in sports fans and festivals from all over the county.

More mixed-use developments incoming

Condos, townhouses and apartments make up a majority of the housing market in Mission Valley. Modest one-bedroom condos go for between $330,000 to $500,000, while resort-style, three-bedroom condos with panoramic views of the city and mountains can go for over $1.5 million in the Bluffs. Recently remodeled units are available in Presidio Place on Friars Road and Mission Greens, located east near Fashion Valley Mall. According to Dusty Brazil, longtime resident and Realtor with Compass, "Mission Valley is a small-scale version of downtown San Diego with a lower price point. It's an old-meets-new place near historic areas like Tierrasanta and Mission Hills, but with brand new, big infrastructure developments like Civita. It's high-density living with a real sense of community." The 230-acre Civita development is set at the crossroads of the 163, 8 and 5 freeways, one of the largest master planned developments in San Diego with more than 2,700 housing units (townhouses, condos and a few single-family homes) surrounding a 14-acre park. The mixed-use Riverwalk development is underway, with plans to have 4,300 housing units by 2025. Mission Valley homebuyers are required to have FEMA Flood Insurance, as the region is one of San Diego’s Special Flood Hazard Areas.

Specialized learning at Kearny

Students in the area can attend schools within the San Diego Unified District, which earns an overall A from Niche. They might start out at the B-minus rated Carson Elementary, then advance to the A-minus rated Correia Middle. For high school, the A-rated Kearny EID offers specialized programs for manufacturing, product design and engineering.

Sprawling historic parks

Far from the average park, the historic 1,200-acre Balboa Park features 19th-century architecture, gardens and 16 museums. Residents can spend the day touring the grounds or visiting the attached San Diego Zoo. At the western edge of Mission Valley, the 40-acre Presidio Park offers panoramic views from its Inspiration Point overlook; the park's Padre Cross was created in the early 1900s using tiles from the ruins of the El Presidio Real de Sand Diego fort. Smaller neighborhood parks like Cottonwood Grove offer trails and fields where neighborhood Little Leaguers compete. One of Mission Valley’s gems is the 18-hole Riverwalk Golf Club, a resort-style course where residents can tee up year-round or enjoy dinner at the luxury clubhouse.

A premier shopping destination

The open-air Fashion Valley Mall features nearly 200 stores, from luxury brands like Louis Vuitton and Gucci to popular eateries like California Pizza Kitchen (CPK for short) and The Cheesecake Factory. While there aren’t many nightlife options around, residents can head to the AMC 20 at the Westfield Mission Valley for a night out or a weekend matinee. Friars Mission Center is anchored by a Ralphs for groceries, while a Food4Less sits less than a mile away just off of Mission Center Road. On the San Diego State University Mission Valley campus, the recently built Snapdragon Stadium seats up to 35,000, and it’s usually at capacity during the San Diego State Aztecs home games.

The Green Line takes residents where they need to go

Mission Valley serves as a path for San Diego’s major east-west route Interstate 8, intersected by the major north-south route Interstate 5. Residents can reach downtown on the 5 or the airport on the 8 in 11 miles. The Sharp Memorial Hospital sits 2 miles north just off of the 163. Residents can get around on the Green Line Trolley, making stops at the Fashion Valley Transit Center, Hazard Center, the SDCCU Stadium and more.

True to most shopping districts, Mission Valley is a great place to shop, hang around, and of course purchase property for the ever increasing real estate market in this locatin. There are not many places to venture off for a night out in town but at the same time it is pretty quiet for the most part which is always a good thing. Tons of food and it being essentially the center of San Diego you can travel anywhere in a matter of a couple of minutes. Mission Valley overall is a great place to live.

I am new to Mission Valley, California. I have only lived here 3 months and I have to admit after living in Virginia for the last 10 years and Boston, MA 7 years before that; this is hands down the best place I have ever lived. Aside from the numerous places to shop and relax, Mission Valley offers a relaxing atmosphere where the people are just as nice as the places you can say. If you are new, small family, large family, this is definitely the place for you to reside.

Family friendly, lots of things to do, MTS Hub, Stadium and events happen here quite a bit. Unfortunately the homeless problem is just that, a problem.

My experience is the Mission Valley area has only been for about 4 years but it has definitely been a convinient one since everything is close by. From my current school to the grocery store and not to mention the highway which allows me to get to places quicker. I'd like to see the Mission Valley area expand in terms of real estate and building more residential areas for the people.
