Suburban living with access to urban San Diego amenities
At the southern base of the San Clemente Canyon and 10 miles from the Pacific shoreline, North Clairemont offers residents suburban living in a highly sought after pocket just 10 miles from San Diego. “It’s a great location because it’s probably 10 minutes from the Bay, 10 to 15 minutes from the beach, 5 minutes from La Jolla, 5 minutes from UCSD, and it’s very close to freeways,” says longtime area resident Gary Kent, Broker and Owner at Keller Williams Realty La Jolla.
While North Clairemont residents are a short commute from all that the San Diego area has to offer, they have access to plenty of shopping and dining options right in their own neighborhood. Residents also have outdoor recreation opportunities right at their fingertips with several canyons that provide opportunities for scenic hikes. “It’s probably one of the best places to raise a family in San Diego,” says North Clairemont resident Adrian Quijano, an agent with Whissel Realty Group.
Modest midcentury ranch-style homes dominate the housing scene
North Clairemont’s housing scene is primarily made up of ranch-style homes from the late ‘50s and early ‘60s. Homes with modest floor plans under 1,000 square feet start around $800,000, while larger floorplans closer to 2,000 square feet go for up to $2 million. “A lot of houses have canyon views which is generally considered to be desirable,” Kent says. “Because lot of the housing is smaller, so you can get into a great location without spending too much,” though he adds that he foresees homes in the area increasing in price over time given the desirable location and proximity to the airport, freeways and the beach. “Property appreciation here is higher than the average in San Diego County, Quijano says. “Most homeowners don't sell their home for a long period of time.” Most homes sit on well-landscaped lots under a quarter-acre, and streets are lined with narrow sidewalks and tall palm trees.
Buyers can also find townhouses and apartment-style condominiums that were built in the later part of the 20th century. Most units range from 800 square feet to around 1,200 square feet, and usually go for anywhere from $400,000 to $700,000 depending on size.
Hiking in scenic canyons, with several community parks
Spanning the length of the neighborhood’s north side, Marian Bear Memorial Park is a 467-acre preserve in San Clemente Canyon. Residents can enjoy over 3 miles of hiking trails along the main canyon that pass additional finger canyons and mesas along the way. Just south of here at North Clairemont Park, hikers and bikers can access the northern trailhead for Tecolote Canyon Natural Park, with an additional 6 miles of trails through Tecolote Canyon. North Clairemont Park also has a basketball court and tennis courts, and the on-site North Clairemont Recreation Center houses an indoor gym while also hosting a variety of youth and adult classes and sports leagues. Kids can enjoy the playgrounds at MacDowell Park on the neighborhood’s east side or Gershwin Park on the west side, where there are also pickleball courts. For indoor fun, residents can catch a movie at Reading Cinemas in Clairemont Towne Square.
Plenty of shopping and dining opportunities right in the neighborhood
North Clairemont is home to the Clairemont Town Square, which features popular retailers like TJ Maxx, Ross Dress for Less and Michaels. There is also a Vons here for grocery essentials. The shopping center is also home to national chain restaurants like Outback Steakhouse and Chili’s Grill & Bar, as well as a number of locally owned options like Bombay Coast Indian Cuisine where Chef Zubin prepares authentic Indian and Parsi dishes using traditional cooking methods and a tandoor oven. Next door, isa.bella Pizza, Pasta & Craft Beer hosts all day happy hours five days a week and serves doggie meatballs and chicken to four-legged visitors on the dog-friendly patio.
Plenty of additional locally owned eateries line Clairemont Mesa Boulevard, including Aladdin Mediterranean Restaurant, which serves a lengthy menu authentic Middle Eastern cuisine alongside Turkish coffee and ice cream, and Havana Grill for Cuban plates, sandwiches, sides and desserts with specialty dishes like seafood paella.
Learning in the San Diego Unified School District
North Clairemont is served by the San Diego Unified School District. Students on the neighborhood’s west side can attend Hawthorne Elementary School with an A-rating from Niche, while students on the east side can attend Whitman Elementary, which earns a B-minus. From there, students can attend the B-rated Innovation Middle School before moving on to James Madison High, which is also graded with a B, and offers career and technical education courses in automotive technology, video production and environmental engineering.
Family-friendly events at North Clairemont Park and Clairemont Town Square
During the summer months, locals can head to North Clairemont Park for family-friendly movies or enjoy live music from all genres at Clairemont Town Square’s Summer Concert Series. Each September, South Clairemont Park a couple miles away hosts Clairemont Family Day with live music and dance performances, fair rides, a car show and food vendors, plus pony rides and other activities for kids. Attendees can also try their luck on the inflatable water obstacle course at the park’s swimming pool.
Access to public transportation and freeways, with proximity to San Diego International Airport
North Clairemont is bordered to the north by State Route 52 and to the east by Interstate 805; Interstate 5 is just a few miles west. While most residents drive, the neighborhood is served by the San Diego Metropolitan Transit System, with several stops lining Clairemont Mesa Boulevard. When traveling further distances, San Diego International Airport is roughly 10 miles south. For emergency and specialized medical attention, Kaiser Permanente San Diego Medical Center is about 5 miles east.
