Buena Vista/Ashbury Heights is located in the heart of San Francisco, surrounded by abundant green spaces, easily accessible public transportation, historic homes and top-rated public schools. Its hilly, tree-lined streetscapes with decorative homes are a highlight of this charming neighborhood that benefits from being within walking distance of local restaurants, cafes and boutiques. “I’ve lived here for about 23 years, and I wouldn’t want to be anywhere else,” says Joan Miller. “We are lucky to be in a really beautiful neighborhood, and I think one of the things I love most is that we have a close group of neighbors where we really do look out for each other.” Along with this strong community, the neighborhood’s housing landscape is another draw. “There are lot of really high-end homes here,” says Eddie O’Sullivan, a longtime Realtor and Broker with Elevation Real Estate. “It’s also great to go driving through there during Christmas and Halloween,” says Jeff Rupp, the Director of Operations for Elevation Real Estate, who has lived in San Francisco for over 30 years. “They love to decorate for every season; it’s cute, and they are kind of famous for it.”

Historic homes mixed with contemporary new builds

Many historic properties line the streets of Buena Vista/Ashbury Heights, including numerous Victorian homes dating back from the late 19th and early 20th centuries. These historic houses have since been joined by contemporary and modern properties, many of which share the tall, narrow, multistory home builds that are common throughout San Francisco. “The Ashbury Heights side has a lot of older, grander homes while Buena Vista has a bit of a reputation for having modern kind of stuff,” O’Sullivan says. Two- to three-bedroom homes typically range from around $1.9 million to $2.8 million, while four- to five-bedroom properties range from around $2.7 million to $5 million, with the higher end being grander estates. The neighborhood’s streetscapes are hilly and winding overall, with some streets on lower slopes while others are perched higher atop the hills in a more secluded section with tight, narrow streets. Greenery abounds, and the streetscapes feature a lineup of trees from California Bay Laurels to oaks and pines.

Within walking distance of local shopping and dining

The area is highly residential, but there are nearby options for shopping and dining. Most of the dining is located just outside of the neighborhood, particularly on the northern Buena Vista side of the neighborhood along Haight Street. Eateries include Flippin Burger, a classic American restaurant for burgers and fries, and Pork Store Café, a popular breakfast and lunch spot. The area also has several local retail stores, including the highly rated Relic Vintage. Gus's Market has five family-owned shops around San Francisco, one in Buena Vista/Ashbury Heights, which provides fresh produce, prepared food items and other groceries.

Public schools with a special culinary arts program

Students may attend McKinley Elementary School, which gets an A rating from Niche, followed by the C-rated Everett Middle School. The B-minus-rated Ida B. Wells High School offers special programs, including culinary arts, ceramics, surfing and computer applications and robotics. For a private school option, the A-rated Urban School of San Francisco is located right outside the neighborhood and has a thriving arts department.

Recreational abundance at Buena Vista Park and nearby reserves

Buena Vista Park is the neighborhood’s prime recreation destination and the oldest park in San Francisco. This 36-acre site offers an escape from the city's hubbub, featuring secluded trails that wind through a lush forest of oaks, cypresses and redwoods. There's also a lively playground, dog park, picnic areas and cityscape views from the park’s scenic upper slopes. Corona Heights Parks is just south of the neighborhood, sprawling 15 acres and featuring a dog run area, tennis courts and a 1-mile trail. The site also features the Randall Museum, a popular natural history and arts museum. Mount Sutro Open Space Reserve is less than a few miles away, which is home to the city’s famous Triumph of Light. This recreation hub also offers large green spaces with plenty of resting areas and hiking trails to take in the area’s natural, scenic surroundings. The neighborhood is also just a few miles from the city’s iconic Golden Gate Park, with more trails, garden areas, athletic fields and a disc golf course.

Annual festivals at Golden Gate Park

Nearby Golden Gate Park is a large mecca for annual community events. Residents can enjoy many festivals throughout the year, including the Outside Lands Music & Arts Festival each August and the Opera in the Park event in September, which provides sneak peek performances of the San Francisco Opera’s fall lineup of shows.

Multiple Muni lines, bus stops and next to Route 1

Buena Vista/Ashbury Heights is a few miles east of Route 1, a main city thoroughfare that directs north across the Golden Gate Bridge into Marin County and south towards Daly City. This route also connects with Interstate 180, which leads over to the East Bay to places like Oakland and Berkeley. The neighborhood is also about 2 miles from the 16th Street Mission BART Station for a light rail option. Multiple bus stops are located within Buena Vista/Ashbury Heights, particularly along Haight and Waller Streets. The Muni Metro Light Rail has an easily accessible route that runs right through the neighborhood. The San Francisco International Airport is about 15 miles south of the district for domestic and international flights.
