Ingleside Terrace
One of San Francisco’s original “residence parks”
This wealthy enclave traces its history back to 1912, when a real estate developer purchased the former Ingleside Racetrack and replaced it with about 750 homes. The neighborhood was one of the city's nine master-planned “residence parks” designed to offer a suburban feel while still very close to downtown San Francisco. At the center of the neighborhood is the distinctive Ingleside Sundial, a unique tower that was touted as the world’s largest sundial when it was erected in 1913.Eclectic, early 20th century homes
Homes styles in Ingleside Terrace are reflective of the time they were built. There’s an abundance of classic Mediterranean Revival homes with red-tiled rooftops, stucco walls and arched doorways, as well some Tudor-inspired houses with steep-pitched rooftops. “A lot of the neighborhoods in San Francisco have attached rowhomes. But in Ingleside Terrace it’s almost exclusively single-family detached homes on large lots,” Risman Jones says. Sizes range from spacious two-story homes with sunrooms to small, one-story bungalows. Homes typically feature attached garages, large lots with generous setbacks and lush landscaping. The neighborhood has an active homeowner’s association, so residents can stay involved. Prices for smaller homes can be as low as $1.5 million while larger homes routinely sell for between $2 million and $3.5 million.Highly rated San Francisco schools
Students can attend some of the San Francisco Unified School District’s highest rated schools. The closest schools to the neighborhood are Commodore Sloat Elementary School, Aptos Middle School and Lowell High School, all of which hold “A” ratings from Niche. Sloat Elementary and Aptos Middle are both walking distance from many homes in Ingleside Terrace. In addition to its stellar academic scores, Sloat Elementary also offers outstanding visual and performing arts courses, including an arts residency program and choir and theatre classes. Lowell High School is a standout public magnet school and a seven-time winner of the California Distinguished Schools Award. For post-secondary students, Ingleside Terrace is also only a mile from San Francisco State University, a public research university with more than 26,000 students.Outdoor activities near Ingleside Terrace
Aptos Park is the closest park to the neighborhood. Residents can enjoy the outdoors at the park’s tennis courts, playground, swing sets and baseball diamond. It’s also only a mile to Stern Grove, a popular linear park with rolling meadows, leafy greenery, walking paths and a wooded, outdoor amphitheater. “It’s very runner friendly. There’s lots of wooded space, a pond and an off-leash dog park. It’s great for families looking for outdoor space,” Risman Jones says.Shopping and dining at Stonestown Galleria
Dining, shopping and other amenities are close to home in Ingleside Terrace. Stonestown Galleria shopping plaza is only a mile away, and offers a plethora of upscale shops, casual dining and grocery stores like Whole Foods and Trader Joe’s. It features a diverse range of restaurants, from sumptuous noodle bowls at Marugame Udon to kebabs and shawarma at NAR Doner & Grill. The Muni Metro Light Rail has several stops along Ocean Avenue, which borders the neighborhood’s northern edge. It’s also less than 2 miles to the Balboa Park BART train station. Ingleside Terrace is 7 miles from downtown San Francisco, 3 miles from Golden Gate Park and 3 miles from the city’s windswept Pacific beaches.
