Stunning views and quiet living
Stand on almost any street in Merced Heights and one will be greeted by stunning views of neighboring slices of the city. That’s one of the appeals of this neighborhood, which is perched high on Mount Davidson, the tallest point in San Francisco. Merced Heights emerged during the post-World War II housing boom and its tranquil atmosphere is shaped by its mostly residential makeup. “I think people move there for the residential character while being close to all the amenities,” says local Realtor Mark Peschel of Corcoran Icon Properties “I think they like the views and it’s a quiet neighborhood.” The crime score here is better than the national average according to the CAP Index, too.

Homes offer versatility
Most of Merced Heights’ homes date back to the mid-20th century, and they come with a cohesive look thanks to their stucco walls and tall windows. Some houses add a dash of personality with colorful facades, and garage space is ubiquitous. “They all have garages,” says Peschel, who has lived in San Francisco for 25 years. “Which offers parking storage and also conversion to adding more living space.” Renovations and remodeling work are common on these houses. Options around Merced Heights stretch about 1,300 square feet on average and are organized tightly on the neighborhood’s sloping streets.
