Cummins has also sold in Outer Parkside. “A lot of people who priced out of Richmond have gone to Outer Parkside, and you’re just a few blocks from the beach.” The neighborhood offers more than a location for residents, it’s a diverse community of San Franciscans. “It’s a mix of longtime residents,” Cummins says, “People who really want the quiet and the ocean, and a lot of young families.”

Terryville
Outer Parkside has a dining district that’s a world all its own. “Some people call it Terryville because there’s a bunch of shops and places to eat,” says Cummins. Terryville refers to the restaurants and shops along Taraval Street, which runs from the beach all the way past Sunset Boulevard. Coffee shops, grocery stores and restaurants line the roadway, which also has a MUNI line running down the center. Riptide is a popular bar a few blocks from the ocean, and patrons often stroll to the water after finishing a cocktail or beer. For a grocery run, most head a few blocks from Terryville to Gus's Market.

Beachside and zoo-adjacent
Outer Parkside is known for being next to Ocean Beach. It’s popular with surfers, body surfers and everyone in between. The Lower Great Highway trail runs along the beach, and it's often filled with joggers and walkers pounding the pavement. Just south of the neighborhood, residents can visit the giraffes, monkeys and lions at the San Francisco Zoo. The sprawling facility has animals of all sorts and is popular with families.

Beachside homes tend to fetch a steeper price thanks to the location, but almost all the homes are a comfortable walk, usually less than a mile, from the water. “I have so many clients and friends who walk and run ocean beach or go to surf every morning,” says Cummins. The ubiquitous San Francisco storybook home is all over Outer Parkside, from the beachside homes to properties along Sunset Boulevard. They come in a spectrum of colors, from beige to grey, dark blue and pastel pink. Beachfront homes tend to have a small corner staircase up to the front door and can lean into a funky 60’s aesthetic, with boxy second-floor living spaces that project over the garage and driveway.

San Francisco Unified School District
The area is served by the San Francisco Unified School District, which has an A rating on Niche. Ulloa Elementary has an A-minus rating on Niche and is the No. 5 Niche standout school in the Bay Area. A.P. Giannini Middle School has an A-minus, and Lincoln High School has an A rating. Getting around Outer Parkside

San Francisco is famous for its red streetcars, but most residents use the MUNI rail system to get around the area. “They’re great, Cummins says. “Like the subway, but above ground.” Drivers can hop on Upper Great Highway to get up and down on the coast, or Sloat Boulevard to traverse the city. For international travel, the San Francisco International Airport is about 15 miles away.
