Set 10 miles northeast of downtown LA, San Gabriel has grown from its 18th-century Spanish colonial roots into a suburban city shaped by immigration from Taiwan and Hong Kong. The city’s landscape tells its dual story: planners carefully balance the preservation of 18th-century adobe structures with the development of contemporary housing complexes, and the historic mission hosts both Spanish-era tours and lively Lunar New Year festivals. Entrepreneurship fuels the economy in this city of 40,000 people, with Asian food destinations like the San Gabriel Square shopping mall drawing visitors from around the region.

Longstanding Spanish Revival homes
“The reason people move to San Gabriel is a combination of the character of the community and the character of the homes,” says Executive Director Sarah Rogers who works with The Agency and has over a decade of experience in the area. North San Gabriel features newer, spacious homes showcasing Spanish Revival and new traditional architectural styles that drive higher pricing, especially around the San Gabriel Country Club. In contrast, the South of San Gabriel Village and Central San Gabriel areas provide lower-priced options, dominated by condos, townhomes and ranch-style homes.
San Gabriel’s housing market mirrors broader Los Angeles trends, with a median home sale price of around $1 million. “It’s a more affordable option than the neighboring community of San Marino,” Rogers says. “They're both beautiful areas, but San Gabriel is the more affordable option for most buyers.”

Dinosaur sculptures at Vincent Lugo Park
The 9-acre Vincent Lugo Park in San Gabriel Village is home to the La Laguna de San Gabriel playground. Affectionately dubbed “Dinosaur Park,” the playground's concrete animal sculptures earned it a spot on the National Register of Historic Places in 2017. In the summer, the park comes alive with summer concerts and outdoor movie nights. Smith Park is a popular summer spot as well, offering an Olympic-size pool, shaded picnic tables and tennis courts.

A variety of Asian cuisine
The city’s Asian food scene is a defining feature of San Gabriel. Strip malls and shopping plazas like San Gabriel Square and San Gabriel Promenade offer a variety of sit-down restaurants and cafes, serving everything from boba tea to traditional push-cart dim sum and high-quality seafood. Restaurants are often set next to Asian-owned businesses like markets, boutiques and services such as beauty salons or dry cleaners. Nearby, the city of Alhambra’s additional shopping options include retailers like Kohl’s, JCPenney and Ross Dress For Less.

Two major airports
State Route 60 (SR-60), runs east-west through the city and connects to Interstate 10 (I-10) 7 miles south, leading to downtown Los Angeles in about 10 miles. Key local roads like San Gabriel, Rosemead and Atlantic Boulevards intersect SR-60. Public transit options include Metro Local Line 76 and Line 79 buses, with Metro Rail connections available via the nearby El Monte or Pasadena stations. The San Gabriel Valley Regional Active Transportation Project has expanded bike lanes and sidewalks, particularly along the San Gabriel River Trail. Healthcare access includes San Gabriel Valley Medical Center and Huntington Hospital in Pasadena. Hollywood Burbank Airport is 20 miles away, while Los Angeles International Airport (LAX) is 30 miles away.
The San Gabriel Police Department’s Neighborhood Watch program
According to the San Gabriel Police Department, the city had lower rates of violent crime than state and national averages but higher property crime rates. Crime mitigation efforts by the department include the Neighborhood Watch program and the Alert San Gabriel emergency communications system.
California’s 2025 wildfires caused record-breaking damage, and one of the areas affected was the historic neighborhood of Altadena, 9 miles from San Gabriel. The Eaton Fire destroyed 14,000 acres and forced thousands to evacuate their homes. The Lunar Lantern Festival at the San Gabriel Mission Playhouse
The San Gabriel Mission Playhouse, a historic Spanish-style theater built in 1927, is a well-preserved landmark in the community, serving as a venue for concerts, plays and classic film screenings. The Playhouse also hosts the Lunar Lantern Festival in February, bringing the community together to celebrate the end of the Chinese New Year and the first full moon of the lunar year.
