Driving down De Anza Drive, horses are out grazing under the bright California sun, and the San Jacinto Mountains surround them. "And the affordability in San Jacinto is better than other parts of California. It's a great place to build wealth through real estate." De Anza is a tiny part of the wider city but reflects the whole place. Here, someone could easily find a home for $500,000 or less while living in a cozy neighborhood with pocket parks and schools just minutes from home.

De Anza has manufactured and single-family homes

Palm trees, mountain views and wide streets create the scene in De Anza. Homebuyers can find mostly single-family, southwestern-style homes here. Some are one-story, with side garages accessible through alleyways. There are also two-story homes with forward-facing garages. Lot sizes range from over 3,000 square feet to over a quarter acre. Cottonwood Estates is a senior-living option with more affordable, manufactured homes showcasing carports, A-frame roofs and wood siding. These homes are on smaller lots decorated by tri-colored pebbles, desert flowers and shrubs. Prices range from the $400,000s to $600,000s for single family homes and from the $200,000s to $300,000s for manufactured homes.

Students attend the San Jacinto Unified School District

Students attend schools in the neighborhood through the San Jacinto Unified School District. De Anza Elementary School earns a C rating on Niche, Monte Vista Middle School gets a C minus, and Mountain View High School gets a B-minus rating. Mt. San Jacinto College, a community college with four locations in the city, is right outside the neighborhood. The average tuition cost after aid is less than $5,000.

San Jacinto has neighborhood parks and a whole park district

De Anza is dotted by small parks with colorful playgrounds. There are also nearly 100 parks and community centers between San Jacinto, Menifee and Hemet maintained by the Valley-Wide Recreation and Park District. Regional Park is a popular spot roughly 2 miles south for its lighted public tennis courts. Hemet Golf Club, around 7 miles away, offers a public championship golf course. The 85-acre Diamond Valley Lake Community Park, less than 10 miles south, has 22 miles of trails, including a Lakeside Loop and Wildflower Trail.

Commuters take State Route 79, the beach isn't far away

State Route 79 flows along De Anza's northeastern side and flows north to south to intersect with Interstate 10 and State Route 74. The beach is about 90 miles away, roughly a two-hour drive. The general hospital, Hemet Global Medical Center, is less than 4 miles south. Palm Springs International Airport is about 40 miles away. Public transportation is available through the Riverside Transit Agency, which offers bus routes through the city.

Local Mexican food, Dutch Bros Coffee, groceries all nearby

The nearest shopping is where State Street and West Ramona Expressway meet on the northeastern side of the neighborhood, where there's a convenience store, Dutch Bros Coffee and Castañeda's Mexican Food. Stater Bros. Markets is just north of that for groceries. Between State Street and downtown San Jacinto, there are more small businesses, Mexican spots, bakeries and fast-food chains. San Jacinto Certified Farmer's Market is within 3 miles for fresh produce. The closest box chains, including Target and Staples, are around 5 miles away.

Downtown San Jacinto hosts major citywide events

The historic Estudillo Mansion, once home to San Jacinto's first postmaster, is a mile away from De Anza. It is within a mile of De Anza. The mansion, built in the late 1800s, serves as a museum dedicated to local history, but also has a scenic garden where free, outdoor movie nights are hosted throughout the year. Large city-wide events, like the holiday tree lighting and fourth of July celebrations are held in downtown San Jacinto.
