The Park Hill neighborhood sits on a small mound within the San Jacinto Valley, along the border of Hemet. Homes line the base of the hill, while animals graze the higher ground. “Apart from a small area with houses, the hill is mostly just where the buffalo roam,” says Realtor Cathy Bates with Coldwell Banker. “The neighborhood’s biggest highlight is that it’s close to shopping, the post office and restaurants.” Though downtown amenities in San Jacinto are right next door, residents also benefit from a 40-mile proximity to both Riverside and San Bernadino.

Most housing occupies the foothills

Park Hill’s market primarily consists of single-family homes. “Properties here range from 1980s builds to brand new constructions,” Bates says. “There are plenty of green lawns and walkways, as well.” Though the hilly terrain has some residential development, most homes branch off of Park Avenue at the base of the elevation. One-story Spanish Revivals and Mediterranean-style properties are most common, and most feature driveways and garages, fronted by palm trees. Homes in need of investment start in the low $300,000s, while newer options can reach $900,000.

The parks of Park Hill and beyond

The surrounding landscape, along with outdoor gathering spaces in Park Hill, provide plenty of opportunities for recreation. Hafliger Park is the neighborhood’s only proper park and features a playground, picnic area and basketball court. One residence at the top of the hill cares for a small zoo of farm animals, which attracts visitors from all over the city. “Right in Park Hill, people can stop and see animals from goats and donkeys to zebras and camels,” Bates says. About 22 miles away, Mount San Jacinto State Park offers multiuse trails and campgrounds, and its peaks reveal panoramic views of the valleys below. For water recreation, Diamond Valley Lake is known for black bass fishing and boating, and its Wildflower Trail, backdropped by mountains, fills with color during the spring bloom.

Shopping and dining at Farmer’s Corner

Right at the intersection of East Menlo and South San Jacinto avenues, the Farmer’s Corner market provides a unique shopping experience. The rustic, barn-turned-indoor mall houses local stores, restaurants and services, and vendors set up outside for a weekly farmers market in the parking lot. One of Farmer’s Corner’s most popular spots is The Good Egg Family Restaurant, known for its country breakfasts, Mexican dishes and all-you-can-eat specials in a classic diner setting. Farther north along San Jacinto Avenue, plazas have big-box options, including Walmart, Skater Bros. and Aldi.

Served by two unified school districts

Park Hill is zoned for two different school systems. Students zoned for the San Jacinto Unified School District may begin at Park Hill Elementary, which scores a C-minus on Niche. Children then head to C-rated North Mountain Middle and San Jacinto High, with a B-minus. Other students zone for the Hemet Unified School District and start their education at Bautista Creek Elementary, which earns a B-minus, before beginning at C-rated Acacia Middle. Hemet High scores a B-plus.

San Jacinto events and celebrations

Park Hill and San Jacinto both hold events throughout the year to bring the community together. The owners of the zoo on Park Hill transform the farm into a nativity scene and collaborate with a local radio station to play the Christmas story as cars pass. The city kicks off the holidays with the Candy Cane Lane on Main celebration, during which Santa visits, kids play in artificial snow and the tree is lit up for the first time of the season. Summers consists of the Kool August Nights Concert Series at the Estudillo Mansion and the Independence Day Parade and Street Festival.

Transportation options and health care in Park Hill

California state routes 79 and 74 intersect right outside the neighborhood and lead to major regional thoroughfares. Commuters can reach Interstate 10, known locally as the 10 freeway, in about 20 miles via Route 79. The 215 freeway is about 15 miles away via route 74. Park Hill sits about 90 miles from both San Diego and Los Angeles, with drives often equating to about two hours. Riverside Transit Agency buses stop along San Jacinto Avenue nearby for a public transportation option, and the Palm Springs International Airport is about 50 miles east. Residents don’t need to travel far for health care, as the neighborhood is just under 2 miles from Hemet Global Medical Center.

Environmental factors to consider in Riverside County

Though the Inland Empire as a whole has moderate-to-severe risk of wildfires, mudslides and earthquakes, the Park Hill neighborhood is typically not under imminent danger. “You really don’t have these threats here because you’re in the middle of town,” Bates says. Most buildings were constructed to withstand earthquakes, and the city participates in the Ready, Set, GO preparedness campaign by providing residents with accessible online information on emergency supply kits and action plans.
