Ramona makes homeownership achievable in SoCal

Riverside County's Ramona is a small, suburban community with a clear view of the mountains. Jeanette Valencia, a Realtor with eXp Realty, describes it as reflective of the rest of San Jacinto: growing and evolving. While Ramona isn't teeming with new development, residentially or commercially, it welcomes new neighbors seeking possibilities they can't find in bigger cities. "Everybody right now is going off of the prices. They still have the opportunity to be a homebuyer and have a comfortable monthly budget [in San Jacinto], so that's really what's bringing people out," she says. She adds that people will make the long commute from here to Los Angeles for work in exchange for being able to own their own home.

Single-family homes, townhouses and condos with mountain views

Traditional single-family homes with a Southwestern flair are prevalent in Ramona. However, the neighborhood also has townhouses, condos and manufactured homes. Unlike other areas of San Jacinto that are blooming with new construction, including in the adjacent community of Alessandro, this neighborhood is mostly established, with a median build year of 1991. While the homes are on the “older” side, that also gives them an edge. “The reason the housing market is competitive with older homes is you can still get the low tax rate,” Valencia says. Prices for single-family homes tend to range from the high $200,000s to the mid-$500,000s in Ramona, depending on their size and condition. Some are also in gated communities, adding monthly HOA fees. On the flip side, condos start in the low $300,000s and manufactured homes range from around $60,000 to $190,000.

Shopping and dining outside the neighborhood

North Ramona Road and State Street join right outside the neighborhood, offering the most convenient area to do some light shopping at the local thrift store and grab coffee at Dunkin'. Less than a mile north and south of there are two more shopping areas offering a Starbucks, Stater Bros. Markets for groceries, more national and regional chains, and the local favorite Daddy's Bar-B-Que, an area staple since 2015. Box chains, including Target and Old Navy, are within 6 miles.

There's one local park, but plenty in the surrounding area

There is one park in Romana, Sallee Park, which has tennis courts and open spaces to play baseball and soccer. When locals want more options, there are at least 70 parks and community centers between San Jacinto and the nearby city of Hemet, all maintained by the Valley-Wide Recreation and Park District. A few public golf courses are within 4 miles, including Golden Era Golf Course and Soboba Springs Golf Course. Diamond Valley Lake, roughly 10 miles south, is a popular area for fishing, boating, hiking and mountain biking.

Public schools close to home and a magnet school option

Ramona is home to San Jacinto High School, which earns a B-minus rating on Niche. The school debuted a new aquatic center for its swim team in 2019, with a large lap pool lined by bleachers. Other schools within the San Jacinto Unified School District that students may attend are Clayton A. Record Jr., Elementary School, ranked C-plus on Niche, and Monte Vista Middle School, rated C-minus. San Jacinto Leadership Academy is a popular, B-plus-rated magnet school serving Grades 6 through 12.

Events include movie nights and a Fourth of July bash

Citywide events are held less than a mile away downtown, including a holiday tree lighting and Fourth of July celebration. The Estudillo Mansion, formerly occupied by the first family of San Jacinto, is now a community hub around 2 miles south. It's popular for its scenic garden and hosts free movie nights throughout the year. For a weekend getaway to wine country, locals can head 35 miles south to the city of Temecula.

Public transportation and nearby highways connect commuters

Riverside Transit Agency offers fixed route and shared ride services in San Jacinto. Ramona Expressway and North Ramona Boulevard are the neighborhood's main thoroughfares. Each intersects with California State Route 79 just outside Ramona. Hemet Global Medical Center is a general hospital roughly 3 miles south. Ontario International Airport is about 45 miles north, just over an hour's drive. Los Angeles, 85 miles from Ramona, is reachable in under two hours.

A county that's susceptible to wildfires

Riverside County is particularly prone to wildfires, and hundreds have been on record since the early 1980s.
