River offers a suburban feel with convenience
Despite its name, San Jacinto's River neighborhood has no reservoirs; instead, it's mostly desert and farmland, backdropped by mountain views. Mt. San Jacinto College sits next door, downtown amenities are nearby, and a popular resort operates 5 miles down the road. "The biggest draw in San Jacinto itself would be Soboba Casino Resort," says Dave Hume with Vogler Feigen Realty, who has sold in the area since 2018. "The spectacular Soboba Springs Golf Course also hosts large professional qualifiers and amateur events," he says. Residents enjoy entertainment at Soboba and a diverse landscape for outdoor recreation, all at a relatively low price point for Riverside County.

A neighborhood with cul-de-sacs and a 55-plus community
Though most of the neighborhood comprises open fields, desert terrain and a large dairy farm, River has a cluster of homes south of Blodgett Street. Single-family Spanish Revivals feature well-kept lawns fronted by paved sidewalks. Prices for these properties often fall between $450,000 and $550,000. The neighborhood is relatively affordable compared to other cities in the county, as a six-bedroom home with a private pool in River may cap at $550,000. A similar property in Riverside would cost at least double. Buyers aged 55-plus may purchase a manufactured home in the gated Heritage Ranch community for $70,000 to $200,000.

Multiple shopping centers fulfill everyday needs
The Village at San Jacinto has a Rite Aid, Stater Bros. Markets, and other services at the Ramona Expressway and State Street intersections. Additional big-box stores, shopping centers and restaurants are available off San Jacinto Avenue, about 3 miles away. Some of the area's top dining options operate out of Soboba Casino Resort, including Canyons Steakhouse for a fine dining experience or Noodle Bar for Asian Fusion dishes and sake flights.

Playgrounds, golf courses and state parks provide outlets for fun
River's primary outdoor gathering space is Sagecrest Park, which features a playground, open fields and shaded picnic tables, all a quick walk from most homes. Potter Ranch and Sky View parks have similar amenities nearby, and hikers and campers head about 25 miles away to Mount San Jacinto State Park. Hume says that Soboba Casino Resort has 21 new pickleball courts, and an outdoor pool with cabanas and a bar. The resort is home to the public Soboba Springs Golf Course, and the public Golden Era Golf Course is also right outside the neighborhood. Valley-Wide Regional Park off Esplanade Avenue is another hub for outdoor activities. "It's a large family park with covered picnic areas, playgrounds, sports fields and basketball, volleyball and tennis courts," Hume says.

Local public schools are within San Jacinto Unified School District
Clayton A. Record Jr. Elementary scores a C-plus on Niche and sits within walking distance of many residences. Monte Vista Middle earns a C-minus, and San Jacinto Leadership Academy, a magnet option for sixth through 12th grade, has a B-plus. San Jacinto High has a B-minus rating and dozens of extracurricular activities, from guitar club to mountain biking. Graduates may pursue higher education at Mount San Jacinto College, which offers technical programs, associate degrees and professional certificates.

State routes lead to significant regional freeways
Commuters take California State Route 79 toward Interstate 10 to reach Los Angeles, 90 miles away. California State Route 74 merges with Interstate 215, a main thoroughfare into Riverside and San Bernardino, 30 to 35 miles northwest. Riverside Transit Agency buses stop along State Street and Route 79.
State routes run through farmland and connect River to the rest of Riverside.
