People don’t want to sell their Blossom Crest homes
Finding a home in Blossom Crest might be a challenge. “We are experiencing low inventory mainly because homeowners don’t want to leave the area,” Modir says. “Sellers are often people responding to life events, such as divorces or deaths.” Many of the houses in the area are renovated single-story ranch-style homes that were originally built in the 1960s. Recent sales for three-bedroom residences with approximately 1,500 square feet of living space neared $2 million in price. There are also some two-bedroom condos; these usually sell for just under $700,000. Two- to three-bedroom townhouses might list between $1.1 million and $1.3 million.

A-rated public schools serve Blossom Crest students
Children in Blossom Crest may begin their school at Alta Vista Elementary School. The majority of students continue at Union Middle School. “Parents enjoy this area because the elementary and middle schools are both within walking distance,” Modir says. All the zoned schools also earn A ratings on Niche, which is another draw for families. By the time kids get to Leigh High, about 1 mile east, they’re on track for success; the school has a 97% graduation rate, and more than 60% of the student body participates in Advanced Placement courses. “Kids end up staying together in schools throughout their education — it builds a strong community,” Modir says. In addition to public options, about 16% of neighborhood students attend private schools, including Stratford School and Harker School, both of which have 9-1 student-teacher ratios and A-plus scores on Niche.

Hiking the Heintz Open Space Preserve

Within a 2-mile drive, Los Gatos offers other options, including Whole Foods and Trader Joe’s. “On weekends, we usually drive into downtown Los Gatos,” Modir says. “They have boutiques and restaurants — we walk the strip, grab some food and go to the park to hear live music.”

Getting to work via State Route 85
Though the streets of Blossom Crest see very little through traffic, locals are less than 2 miles from state routes 85 and 17, allowing access to the greater Bay Area. “Many people in the neighborhood work in tech. Most of the jobs are in Fremont or Cupertino,” Modir says. “Their commute usually takes about 30 to 45 minutes.” Valley Transportation Authority (VTA) buses stop along Union Avenue; the buses run to and from downtown San José. The San José Mineta International Airport is less than 12 miles from Blossom Crest, and it offers nonstop service to 40 destinations. The Good Samaritan Hospital is only 1 mile north; they are certified to care for medical needs such as cardiac emergencies and strokes. There is also a Level I Trauma Center at the Santa Clara Valley Medical Center, less than 9 miles north.

Seasonal events in Los Gatos
Residents can visit nearby Los Gatos to participate in events. In early December, there is a winter celebration, with a tree-lighting ceremony and musical performances by children from local schools. For the Fourth of July, there is a symphony in the park, along with food and bounce houses. During warmer months, community members can drive to the Los Gatos Civic Center to hear live music on Sunday evenings.

The Federal Emergency Management Agency (FEMA) has determined that Blossom Crest, and Santa Clara County as a whole, is at a high risk of several environmental hazards: earthquakes, wildfires, landslides and heat waves. Santa Clara County has an Office of Emergency Management, which organizes earthquake drills and provides educational resources to community members.
