Located in North San Jose’s Berryessa district, it’s a popular place for tech workers and families who want to live close to Silicon Valley companies, while also within reach of Downtown San Jose and Santa Clara County outdoor recreation. It benefits from a nearby BART train station and proximity to a major Bay Area highway. “A lot of young families are moving to this area. That’s partly because the schools are good, but also because it’s a quick drive to get to all the major tech companies,” says Thuy Tran, a broker associate at Intero Real Estate Services who has been working in real estate in the San Jose area for more than a decade.

Highly rated San Jose public schools

Students start their education close to home at Brooktree Elementary School, which gets a B-plus grade from Niche. Brooktree is right in the middle of the neighborhood and walkable from most homes. The next steps are Morrill Middle School and Independence High School, both of which get A-minus ratings. The high school is a magnet school for students who want to explore math, science and engineering subjects. It’s also known for its award-winning performing arts programming, from band and orchestra ensembles to theater classes that put on well-attended spring and fall productions.

A mix of homes that sell slightly above San Jose's median price

Largely built in the 1970s, Brooktree features a mix of modest ranch-style and Traditional homes on small lots. They typically have attached garages and enough yard space for landscaping and gardening. Part of the neighborhood was built in the 1990s and 2000s with Mediterranean Revival homes. Those homes typically feature stucco walls, tiled rooftops and open floor plans. Prices range from $1.5 million to $2 million. San Jose's median home price is around $1.4 million. There are townhouses in Brooktree as well, and these typically sell from about $1 million to $1.33 million. Most have monthly HOA fees that can reach up to $400.

Brooktree Park is a community gathering place in the heart of the neighborhood. Its playground, picnic areas and walking paths sit right next to Brooktree Elementary School, making it a popular afterschool hangout for students and parents. Cataldi Park, just a few blocks away, offers 17 acres of open space along with tennis courts, trails and playgrounds. Little League baseball players also enjoy proximity to Flickinger Park, where local games are held all season long. Diverse cuisine and Asian specialty stores at a nearby shopping plaza

Just outside the neighborhood is a small shopping strip with a handful of Asian and international restaurants. There’s Pho Dao Restaurant for Vietnamese cuisine, Tindahan Pinoy for Filipino fare and Olioli Hawaiian BBQ. It’s anchored by Dai-Thanh Supermarket, which specializes in Asian groceries. For everything else, it’s about 2 miles to Great Mall, an upscale indoor mall with a movie theatre and a wide range of apparel shops. It’s 10 miles to Downtown San Jose, where residents can go to high-end restaurants, hole-in-the-wall eateries and breweries.

Residents are near a major interstate and a BART station

Brooktree is bordered by Interstate 680, easing commute times for residents working in Silicon Valley, San Francisco and Oakland. It’s so close that some residents may experience highway noise from their homes. Brooktree is also close to the Milpitas BART station, which takes passengers all over the Bay Area, from North San Jose to San Francisco, Oakland and the East Bay. The nearest hospital is Regional Medical Center, about 4 miles south.
