Canoas offers a suburban lifestyle in San Jose’s Blossom Valley
Canoas is a suburban neighborhood where residents are close to well-rated public schools and shopping plazas, while still being within commuting distance to major tech companies in nearby Silicon Valley. Located in South San Jose’s Blossom Valley, it’s just a few miles from wide-open rural scenery. “The schools are a big draw here. They’re good enough that it keeps the property values high," says Realtor Johnny Heckenberg of Coldwell Banker Realty, who has been working in San Jose for nearly 20 years. "That said, it’s a bit more affordable than if you were a few miles north of here, just because the commute is a little longer.”
Canoas is separated from neighboring Canoas East by Canoas Creek, a small concrete channel that runs north-south. It has been known to flood during heavy rains, and homes closest to the creek are susceptible to flooding. Also within the neighborhood is Santa Teresa Catholic Church, a popular congregation that brings a crowd to its weekly services.

Midcentury homes, 1980s townhomes and quiet residential streets
Homes in Canoas date back to the 1960s and ‘70s, when ranch styles, split-levels and Traditional homes were in vogue. Prices for these homes range from $1.5 million to $1.8 million. There are also a handful of 1980s-era townhomes here that list for $900,000 to $1 million. Except for larger roadways that skirt the north and south ends of the neighborhood, the streets are typically quiet, free of through traffic and lined with trees and landscaped lawns. “It’s safe and it’s quiet," Heckenberg says. "It’s not as congested as neighborhoods north of Blossom Valley."

Public parks, hillside trails and a YMCA swimming pool
Locals can walk to Cahalan Park, a leafy green space on Cahalan Avenue with tall stands of trees that shade its playground and sport courts. Also close by is the South Valley Family YMCA, which features an indoor gym and an outdoor swimming pool. Foothill Park is few blocks south of the neighborhood, connecting the suburbs with the city’s hilly outskirts. The park features a short path to the top of the hill, offering a pleasant vista where people take in views of the Santa Cruz Mountains. The neighborhood’s proximity to the mountains also makes it more susceptible to the impacts of wildfires, although recent wildfires have been mainly contained to woodland parks and rural areas farther from the city.

Public schools are a draw for the neighborhood
Students may start their education close to home at Allen at Steinbeck Elementary School, which gets a C-plus rating from Niche. The next steps are B-plus-rated Castillero Middle School and B-rated Gunderson High School. The high school has a wide selection of AP and honors courses in addition to a well-rounded Career Technical Education program for students who want to learn a trade.
Andres Castillero middle school offers Academic/Visual & Performing Arts curriculums for Canoas students.
Gunderson High School is the top technology magnet school in the area and top choice for Canoas parents.
Allen at Steinbeck School with a student-teacher ratio of 23 to 1 is the first stop on the learning path for Canoas children.

Residents have easy access to Sunrise Plaza and Blossom Hill Road shopping
Sunrise Plaza shopping center on Blossom Hill Road puts shopping and dining within a short walk or drive. Residents can pick up groceries at Chavez Supermarket, home goods at ACE Hardware of San Jose or stop off at one of the plaza’s many restaurants. Miyakko is known for its sumptuous sushi rolls and Japanese flavors while Blossom & Bourbon Restaurant offers classic American fare. There’s also Lucy’s Mexican Grill across the street for Latin American standards like burritos, tacos and fajitas. Additional shopping and dining can be found just a few miles west at Almaden Plaza and Westfield Oakridge shopping mall.

Getting around San Jose and Silicon Valley
It’s about 3 miles to the intersection of the Almaden Expressway and state Route 85, putting it within easy reach for local commuters. The highways provide routes to Downtown San Jose about 7 miles north and to Silicon Valley destinations like Cupertino and Saratoga. Kaiser Permanente San Jose Medical Center, ranked one of the best in the United States, is about 4 miles east.
Highway 87 is the main thoroughfare in and out of Canoas.
Canoas residents can take the VTA Light Rail, which connects them to the rest of the Bay Area.
