Croydon is a quiet suburb in South San Jose that offers convenience
Among the residential landscapes of South San Jose, within view of the Santa Cruz Mountains, Croydon offers quintessential suburbia with a scenic backdrop. The neighborhood, relatively small in size, benefits from its proximity to Bay Area amenities while being situated in a generally quiet area. Plenty of shopping is nearby, and a highly rated high school neighbors the community. Sidewalks and trails connect residents with nearby neighborhoods, and expressways facilitate commutes into downtown San Jose or up to San Francisco and Oakland. While located near highways, the neighborhood itself is far enough from the traffic to minimize noise, attracting buyers who seek a bit of quiet.
Established ranch-styles and townhomes with a few updates
Most of Croydon’s single-family homes date back to the 1960s, while many of its townhomes started to pop up in the ’70s. Homeowners and investors have renovated several homes, and many recently sold houses have new flooring, fresh paint and additional modern updates. Houses are generally ranch-style with Mediterranean and Spanish influences, typically measuring under 2,000 square feet with three to four bedrooms. Campbell Union High School District serves homes on the neighborhood’s west end, scoring an overall A on Niche.
Trails and public parks near Croydon
Several parks and green spaces are near Croydon, and a popular trail cuts through the neighborhood’s southern end. A portion of the 1.7-mile Guadalupe Creek Trail is within walking distance of several homes in the community. Cyclists and casual strollers frequently use the gravelly path, enjoying views of ponds and creeks. The trail extends from Singletree Way to the Almaden Expressway, allowing residents to access Chris Hotts Park easily. The park covers about an acre, featuring a playground and splash pad for the kids, as well as a grill. About a mile away in the neighboring community of Dartmouth, Almaden Winery Park covers just over 3 acres, with a playground, picnic area and paved walking paths. Locals enjoy additional recreation at the 65-acre Almaden Lake Regional Park, about 2 miles away. The park offers several sports facilities, an amphitheater and playgrounds. Boating and fishing is permitted in the lake.
Shopping and dining along Blossom Hill Road
Croydon is primarily residential, but a diverse mix of businesses lines Blossom Hill Road, just north. Princeton Plaza offers dozens of retail stores, restaurants and service businesses across the street from Croydon. The mall features stores like Outdoor Supply Hardware, Michaels, and Walgreens. Dining options include locally owned spots like Cup and Saucer, known for its all-day breakfast and lunch options. Folks also enjoy the pies at Papa Murphy’s Pizza and the western-style Chinese fare at Mandarin House. Blossom Hill Plaza features a variety of stores and restaurants, including the popular Tacos El Compa and the Salvation Army Thrift Store. Between the two shopping centers, residents have access to a couple of gyms and spas. Spots like Mi Rancho Carniceria and Etminan Market sell groceries, and Trader Joe’s and Costco are about a mile away.
Heading into San Jose and navigating the Bay Area
Residents typically rely on cars to get around the area, but the Valley Transportation Authority operates buses that shuttle across the area. Commuters have quick access to several highways, including the Almaden Expressway and the West Valley Freeway, also called California State Route 85. Central San Jose is about 10 miles north, where locals can access Interstate 280, which connects with the rest of the Bay Area. Good Samaritan Hospital is about 5 miles west of the neighborhood, and San Jose Mineta International Airport is a 10-mile trip. San Francisco is about 55 miles away.
