Del Robles may be a good fit for first-time buyers
For those looking to settle down in Silicon Valley, the compact neighborhood of Del Robles offers a suburban experience right at the edge of San Jose, California. “The Del Robles community is a good fit for those who are trying to get started in the Bay Area,” says Erfan Modir, a Realtor with Intero Real Estate Services, Inc., who was born and raised in Cambrian, San Jose. “It’s also close to highways, allowing for an easier commute.” Ranch-style homes from the 1970s and Mediterranean-inspired options from the mid-1980s are accompanied by green lawns, tidy hedges and bursts of pink from crepe myrtle trees. Sidewalks allow residents to walk their children to Del Roble Elementary School or to wander down to Ori-Deli for some Indonesian food.

A high percentage of condos in Del Robles
Del Robles’ median price range is in the mid $900,000s, which is substantially lower than many neighborhoods around San Jose. “There are fewer single-family homes and a higher percentage of condos,” Modir says. “This keeps housing prices more accessible for first-time buyers.” Buyers can find two- and three-bedroom condos within the Colony Green or Blossom Hill developments ranging from $700,000 to $850,000. Single-story ranch-style houses from the 1970s with overhanging eaves and half-timbering accents might sell for around $1.4 million. Additionally, homebuyers may find Mediterranean-style residences from 1985, complete with earth-toned stucco siding and red-tiled roofs valued between $1.2 million and $1.4 million.

The Blossom Hill Caltrain Station is about 2.5 miles east of Del Robles. On weekdays, the train runs to and from San Francisco. The first train leaves the area at around 6:30 a.m., and the final stop at the Blossom Hill station is just after 6:00 p.m., making its use as a commuter resource somewhat limited. Across the freeway from the Blossom Hill condo community is a park-and-ride light rail that goes to downtown San Jose. California routes 85 and 87 pass the neighborhood; they are both divided freeways with four lanes running in each direction. The San José Mineta International Airport is 11 miles away; it offers direct flights to 40 domestic and international locations. Those in need of emergency medical care can find the San Jose Medical Center within a 3-mile drive and a Level I Trauma Center at the Santa Clara Valley Medical Center, about 10 miles away.
Between Westfield Oakridge and Village Oaks shopping centers
At the intersection of Blossom Hill Road and Snell Avenue, there are several auto repair facilities, restaurants and a veterinary hospital. Locals can try a salmon skin roll from Kenzo Sushi or pick up some beef rendang or lumpia from Ori-Deli. There is also Smart & Final grocery just across Blossom Hill Road and a Safeway directly north of Martial Cottle Park. For more options, locals can drive about 2 miles west to Westfield Oakridge, an indoor mall where they can shop at Macy’s, catch a movie at the cinema or meet friends for a game at Bowlero. On Sundays, around 40 local farmers come to the Blossom Hill Farmers Market, which takes place in the mall’s parking lot. Urban farming and gardening at Martial Cottle Park
Just across Chynoweth Avenue is Martial Cottle Park, which spans nearly 300 acres. It was formerly a ranch and farm owned by the Cottle family. In 2003, the family donated the land to the county with the stipulation that it remain an educational agricultural park. Community members can walk or bike the miles of trails, garden in the community plots and learn about farming on one of the last patches of undeveloped land in the area. Volunteer master gardeners have an educational garden that they tend and teach classes in, and there are also sections of the park where 4-H members can raise goats and cattle. “It’s a beautiful place to get exercise,” says Joe Territo, a long-time area resident who runs a small Christmas tree stand at the edge of the park. “You might see coyotes or cottontails, and there are a ton of squirrels.” Just north of Blossom Hill Road, in the Blossom Hill Homes condo community, there are shaded play structures at Plaza de los Cedros, Don Juan Park and Velasco Park.

Fall festival at Martial Cottle Park
In early October, the county of Santa Clara hosts a fall festival at Martial Cottle Park. There are agricultural demonstrations, a pumpkin patch and live music. The rest of the year, Del Robles remains relatively quiet, but its proximity to the city gives residents a practically unlimited list of entertainment options within a short commute. About 5 miles away is the Santa Clara County Fairgrounds, where world-renowned events such as festivals, carnivals and live music take place throughout the year, and the annual county fair happens each summer. Downtown San Jose is also a quick ride up State Route 87, giving locals year-round access to cultural events.
Environmental hazards in Santa Clara County
Some important considerations for Del Robles residents, as well as anyone in Santa Clara County, are environmental hazards, including earthquakes, wildfires, landslides and heat waves. The Federal Emergency Management Agency (FEMA) has determined that these pose the biggest environmental threats to residents. Santa Clara County has an emergency management team that organizes earthquake drills and provides educational resources to community members.
