Glenview Serenity is nestled in the heart of the Almaden Valley at the southern tip of San Jose. The area is known for its suburban lifestyle, community feel and for having some of the best public schools in the city. It sits next to a posh country club, and just a few miles from scenic hiking trails that crisscross the forests atop the Santa Cruz Mountains. “There are great schools and parks. And it’s close enough to the rural area that you feel like you’re outside the city,” says Mark DeTar, an agent with Compass Real Estate, who has been working in San Jose real estate for decades.

Community parks, hiking and a posh country club are close by

Residents are within walking distance of Glenview Park, just south of the neighborhood, a community green space with a playground, picnic area and walking paths. Also nearby is Almaden Golf & Country Club, a private, members-only club built in the 1950s. The club has hosted numerous PGA and LPGA tournaments over the years, desired for its pristine greens, gorgeous mountain views and scenic surroundings. The Santa Cruz Mountains are a local hotspot for hiking, biking and outdoor recreation. Places like Almaden Quicksilver County Park offer plenty of trail networks, some of which are accessible from nearby residential streets. “Quicksilver was a huge mercury mine and mining town in the 1800s. There’s so much hiking and nature there now, but it’s also got a ton of history,” says Realtor Matt Tenczar of Compass Real Estate, a longtime Almaden Valley resident.

Public schools stand out in Glenview Serenity

Schools are a major draw for prospective homebuyers moving to Almaden Valley, and the area has some of the highest rated public schools in all of San Jose. Students can start at Williams Elementary School, which gets an A rating from Niche. The school was a 2023 winner of the California Distinguished Schools Award, and a past winner of the National Blue Ribbon award. The next step is A-minus-rated Bret Harte Middle followed by Leland High School, a sought-after STEM school with an A rating. Niche ranks Leland High among the best in California for college prep.

Midcentury style homes on quiet streets and cul-de-sacs

The neighborhood’s residential streets offer up a patchwork of midcentury-era homes, tall trees and quiet cul-de-sacs. Ranch styles, Traditional and split-level homes are the most common home designs. They were largely built in the late 1960s and 70s during the Almaden Valley construction boom and have been lovingly maintained by their owners over the years. Prices range from $2 million to $3 million depending on their size, acreage and renovations. Shopping plazas with grocery stores and local eateries are close by

Several small shopping plazas are within a short walk or drive. Almaden Center has a Safeway, an ACE Hardware store and a few restaurants. There’s also Almaden Via Valiente Plaza, home of Pomodoro Pizza, a long-running Italian spot known for their fresh ingredients. For everything else, it’s about 11 miles to Downtown San Jose. The city’s downtown district offers a wide range of big city amenities, from walkable outdoor malls and breweries to Michelin-rated restaurants and food halls.

Getting around South San Jose and beyond

The neighborhood is at San Jose’s southern edge, putting it slightly removed from major highways. State Routes 85 and 17 are about 5 miles away. Commuting to Downtown San Jose, Cupertino or Palo Alto can get there in around 20 to 30 minutes depending on traffic. Kaiser Permanente San Jose Medical Center is about 8 miles away.

Glenview Serenity is at risk for wildfires because of its proximity to the countryside

The neighborhood’s proximity to the mountains puts it at a slightly higher risk for wildfires than neighborhoods closer to the city’s urban core. To help protect residents from fires, Santa Clara County created a Community Wildfire Protection Plan in 2016 to bolster the defenses of fire-prone areas.
