Graystone is where suburban living runs up against the rolling hills and gullies of Almaden Valley in south San Jose. Its rows of houses extend out toward the countryside’s forests, parks, creeks and trails, all with a view of the Santa Cruz Mountains. But while some move here to be closer to nature, it’s also a draw for families who want their kids to go to highly rated city schools. “It’s a little further south in the valley, but people will take that in a heartbeat to send their kids to Leland High School,” says Realtor Cameron Lockard of Compass Real Estate, who was born and raised in Almaden Valley.

Most homes in Graystone were built in the late 1960s and ‘70s. Split-level and ranch-style houses are the most common home designs here, but there are also some larger homes built in the 1980s and a handful of early 2000s models. Two-car garages, covered porches, quiet cul-de-sacs and bright green lawns give the neighborhood a quintessential suburban feel — but it also benefits from plenty of outdoor space within walking distance. Neighbors know each other,” Lockard says.

Graystone Elementary is at the heart of the neighborhood, walking distance for many residents and their kids. It gets an A-minus rating from Niche and received the California Distinguished Schools Award in 2023, making it a highly sought-after school in San Jose. For grades six through eight, students can attend A-minus-rated Bret Harte Middle. The final four years are spent at Leland High School, a sought-after STEM school with an A rating. Niche ranks it among the top 50 high schools in California for college prep. “People are moving here for the schools. It’s in one of the better parts of the school district,” Lockard says.

Residents enjoy easy access to trails, parks and natural scenery
The Los Alamitos Creek Trail runs along Graystone’s northern edge. Spanning nearly 5 miles, it’s a great spot for walking the dog, jogging and cycling by the water’s edge. The path traverses Singer Park, a wooded nature reserve that separates the neighborhood from the city’s rural outskirts. Across the street from Singer Park is Carrabelle Park, a community green space with a playground and picnic area. On a hot summer day, residents can cool off at the Almaden Cabana Club, an outdoor swim club that brings the community together during the spring and summer months. For more outdoor adventuring, trailheads for Santa Teresa County Park are less than a mile away.

La Terraza Grill & Bar is a festive restaurant with an outdoor patio that serves up Colombian staples like arepas. There’s also Pomodoro Pizza, a local favorite for takeout pizza and Italian fare. For groceries and big-box chains, it’s about 4 miles to Almaden Plaza, a large shopping district with a Whole Foods, Trader Joe’s, Costco and Walmart. “Almaden Valley isn’t really central to anything. So, you won’t have trouble getting groceries, but there’s no downtown district,” Lockard says.

Commuters will need a car to get to Silicon Valley and downtown San Jose
Because Graystone is at the edge of the Almaden Valley, it’s a bit of a commute into the city via the Almaden Expressway. It’s about 12 miles to downtown San Jose, and between 15 and 30 miles to Silicon Valley cities like Palo Alto and Cupertino. There is one bus line that serves Almaden Valley, with stops a few miles away from the neighborhood on Camden Avenue. Kaiser Permanente San Jose Medical Center is the nearest hospital, about 8 miles away.

Graystone is at an elevated risk for wildfires and flooding
Residents should be aware that the neighborhood’s proximity to the mountains also puts it at an increased risk for wildfires. To help protect residents from fires, there are two fire stations within a few miles of the neighborhood. The city created a Community Wildfire Protection Plan in 2016 to further address safety in fire-prone areas. Some parts of the neighborhood are in a flood zone because of its proximity to Alamitos Creek.
