Near the base of the Eastern Foothills in San Jose’s Evergreen Valley district is Heritage, a quiet neighborhood full of residential communities developed between the 1960s and 1980s. With tree-lined streets and relatively larger single-family properties compared to most of San Jose, homebuyers can enjoy a little extra space with a lower price tag. “You’re less than 10 miles away from downtown San Jose and you get a lot for your money in this area,” says Kimberly Leal, a local Realtor with Keller Williams Realty Silicon Valley who has sold homes in the Bay Area for more than 20 years. “Homes here are millions less than a lot of smaller homes out in the Mountain View or Los Altos area.” Many Heritage residents are also within walking distance of schools, parks and shopping centers; low-traffic streets and an abundance of sidewalks help encourage a pedestrian friendly community. This neighborhood has an overall CAP Index crime score of 2 out of 10, which is lower than the national average score of 4.

Homes with Craftsman and Spanish architecture
In Heritage, wide streets and cul-de-sacs are flanked by ranch-style and two-story single-family homes with small front yards, paved driveways and a smattering of cypress, palm and valley oak trees that peek over the rooftops. Most homes feature either contemporary Craftsman or Spanish-style architecture, and while many properties share similarities in their appearance, no two are exactly the same. Homes range from approximately $1 million to $2 million, which is below the average housing cost range for the greater San Jose metropolitan area. “Homes sell very quickly in Evergreen neighborhoods,” Leal says. “However, when you see an overall softening of the housing market, you see that softening happen quicker in Evergreen compared to other areas closer to tech employers in Silicon Valley.”

Athletic facilities at Evergreen Valley High School
Heritage students are zoned for two school districts: Evergreen Elementary School District encompasses primary and intermediate institutions, while the East Side Union High School District oversees secondary schools. “You’ve got some pretty good schools around here, which is a major draw for families,” Leal says. Students in kindergarten through sixth-grade here are within walking distance of Millbrook Elementary, which is located at the center of the neighborhood and earns an A-minus Niche grade. Quimby Oak Middle, which serves grades seven and eight, is only a block away from the elementary school and also receives an A-minus rating. Students in grades nine through 12 can attend the nearby Evergreen Valley High School, an A-rated institution with numerous athletic facilities, including a football field, swimming pool, a large tennis court complex and baseball fields.

Boggini Park for picnics and playgrounds
Boggini Park is a 10-acre outdoor space that sits adjacent to the Quimby Oak Middle School campus. Park amenities include a playground, barbecue grills and several shaded picnic benches; using the park’s baseball and soccer fields requires a permit. Locals can also use the blacktops and basketball courts at Millbrook Elementary and Quimby Oak Middle for recreation purposes. Because of San Jose’s year-round balmy weather, Leal says that hiking in the nearby Eastern Foothills is a popular outdoor activity and the trails are made easily accessible to Evergreen residents.

Two nearby shopping centers
At the southwestern corner of Heritage is Evergreen Plaza, a shopping center with a Lucky grocery store, CVS Pharmacy and several dining options, including Evergreen Panda Restaurant and Yuri Japanese Restaurant. This shopping center is also home to Pekoe, a popular Boba tea house, and The Crab Bay, a fisherman-themed eatery known for its Cajun seafood boils. In the neighborhood’s northwest corner is a second shopping center with multicultural supermarkets like the Manila Oriental Market and Taste of South Asia grocery store. This center also has Evergreen Donut, a local favorite for breakfast and bakery items.

Commuting to work in Silicon Valley
The closest major highway to Heritage is Route 101, which locals often refer to as simply “the 101.” This main artery travels north approximately 7 miles into downtown San Jose; the 101 also connects with Interstate 280, a city beltway that runs out west toward cities like Cupertino and Mountain View. “People in Evergreen neighborhoods are absolutely commuting to Silicon Valley for work at the tech companies,” Leal says. Bus services in this neighborhood are operated by the Valley Transportation Authority. The San Jose Mineta International Airport is just under 11 miles away and offers dozens of direct flights to cities across the country.
