Diverse housing options in Los Paseos

Los Paseos is almost entirely residential and has lots of housing options. Single-family homes start at $1 million and can reach $1.8 million. Condos and townhouses are a bit newer, generally from the 1980s and the 1990s, selling from the upper $600,000s to $1 million with monthly HOA fees. The neighborhood’s mobile homes are part of the Monterey Oaks community, where properties range from $300,000 to $500,000. “The home prices here are lower than the city’s average because it’s a bit farther from the tech hubs of Silicon Valley,” says Astha Mathur, Realtor at Compass with over 15 years of experience. “But the area has a more peaceful, suburban feel, and there are nice parks and open green spaces all around.”

Exploring nature at nearby parks and outdoor spots

The neighborhood is surrounded by sprawling parks and expansive green spaces, giving you plenty of outdoor options. Nearby recreational areas include:

  • Los Paseos Park, an 11-acre green space with lighted tennis courts, a playground and a turf field
  • Coyote Creek Trail, parts of which are open to the public while construction is ongoing
  • Metcalf Park, which has ball courts, picnic areas and a playground
  • Santa Teresa County Park, with 17 miles of unpaved trails for people to hike, bike and ride horses
  • Santa Teresa Golf Club, with a public 18-hole course and junior golf programs

Walkable schools in the Morgan Hill District

Los Paseos is part of Morgan Hill Unified School District, which has limited school choice options through a lottery system. The highly rated Ann Sobrato High School is the designated home school for most local students, and it offers many career and technical education pathways and courses, ranging from plant science and media arts to software and system development. Charter School of Morgan Hill is a public charter school that's been named a California Distinguished School and provides art and language enrichment programs.

There are private options nearby as well. Apostles Lutheran School is a faith-based school offering transitional kindergarten through grade 12, and Stratford School is a preschool and elementary school with an emphasis on STEAM courses.

Shopping centers on Bernal and Monterey roads

Shops and retail centers line the area’s main thoroughfares, so you don't have to travel far to get errands done. “Everything is close by,” Mathur says. “There are lots of good restaurants and shopping, and people don’t have to go far to get what they're looking for." Santa Teresa Village and Bernal Plaza have many restaurants and some big-box options, plus Target, Safeway and Costco are all nearby. Los Paseos has a diverse food scene, offering a great selection of global flavors, from South and East Asian cuisine to Mexican and American food.
