Mirassou Vineyards is a desirable modern-day community in the heart of eastern San Jose’s Evergreen Valley district. In this neighborhood, residents are within walking distance of shopping, dining and parks, and they live in single-family homes and townhouses lining quiet cul-de-sacs and planned streets. At the center of Mirassou Vineyards is the Evergreen Village Square, a local shopping center and gathering place that, despite its name, is shaped like a circle. “I think what’s unique about this area is the quality of life and sense of community you get,” says Aliya Mody, a longtime Evergreen Valley resident and Realtor with Intero Real Estate on the Eddie Oberoi Team. “It’s kind of like Old America in a sense; everyone knows each other, and everyone takes care of each other.” The area’s highly rated public schools – part of the Evergreen Elementary School District and the East Side Union High School District – are significant draws for families. Mirassou Vineyards has an overall CAP Index crime score of 1 out of 10, lower than the national figure of 4.

Housing options in Mirassou Vineyards include single-family homes, townhouses and condo units built between the late 1990s and early 2000s. Residences sit within planned communities scattered across the neighborhood; most properties have paved driveways and attached garages, but street parking is also available. A network of well-maintained sidewalks line nearly every street in the neighborhood, creating a pedestrian-friendly area with low traffic. Mediterranean-inspired single-family homes have flat tiled roofs, personalized front yards and tan and beige stucco facades complimenting the surrounding greenery and mature trees. These single-family properties range in price from $1.9 million to $2.8 million, slightly higher than the average housing price range across the San Jose metropolitan area. Townhouses and condominiums have Mediterranean and Spanish-style touches and typically cost between $1.1 million and $1.6 million. On average, homes listed for sale in Mirassou Vineyards spend ten days on the market before being sold, which is a much shorter time frame than the national average of 44 days on the market.

Evergreen Village Square is a community hub

The Evergreen Village Square lies at the heart of Mirassou Vineyards. The shopping center is home to Walmart Neighborhood Market, Dollar Tree, several dining options and the Village Square Branch Library. “The Evergreen Village Square acts as a bustling community center in this area – they have concerts in the park during the summer, and there’s a farmers market hosted there every Wednesday and Sunday,” Mody says. Most Square events take place in a green space and plaza surrounded by stores and restaurants. Residents can swing by Evergreen Coffee Company in the mornings for an early caffeine boost and fresh breakfast sandwiches. Next door is the Village Grill, a popular lunch spot serving classic American fare. Patrons can browse a menu full of signature drinks like the House Sangria or the Village Punch. On the opposite side of the Village Square are two more restaurants: Curry Pizza House San Jose and Sophie’s Mediterranean Grill. At the Village Square Branch Library, locals can sign up for yoga and Bollywood dance classes, students can join the library’s Homework Club and families can bring their kids to story time events. Just down the road from the neighborhood is the Evergreen Plaza shopping center, which has a Lucky grocery store and a CVS pharmacy.

Advanced coursework at Evergreen Valley High School

Evergreen Montessori Preschool is an early learning institution in Mirassou Vineyards that accommodates children ages 18 months through kindergarten. For primary school, kindergarten through sixth-grade students in the neighborhood's eastern end are zoned for Tom Matsumoto Elementary, while students on the western side attend Evergreen Elementary. Both elementary schools receive A-minus ratings from Niche. Students in grades seven and eight can then head to Chaboya Middle, also rated A-minus, before pursuing their high school diplomas at the A-rated Evergreen Valley High, which offers more than 20 Advanced Placement courses and over a dozen athletic teams.

Fowler Creek Park is a scenic outdoor area

Small parks and outdoor spaces are dotted throughout the Mirassou Vineyards, usually tucked into residential areas. Some of these smaller parks are connected by paved walking trails that weave through the neighborhood; for example, Montelena Park and Dante Park are tethered by the Paseo Dante pathway, while the Fowler Creek Trail runs from the Evergreen Village Square to Fowler Creek Park. On the neighborhood's eastern edge, Fowler Creek Park is a 9.5-acre outdoor space with views of the bordering Eastern Foothills. The park features a large playground area, three tennis courts, covered picnic pavilions and a paved walking path that ends at the Fowler Creek Park Overlook. For a walk by the water, residents can take a stroll along the perimeter of the Evergreen Village Duck Pond next to the Evergreen Village Square. When the weather acts up, indoor recreation and activities are always available at the nearby Planet Fitness, a 24-hour gym.

Downtown San Jose is 9 miles away

There are no major highways or busy roads bordering Mirassou Vineyards, which allows for a quieter atmosphere. “The 101 is the closest highway to us, but if you go south downhill, you can also access Route 85 – both highways are about a four-minute drive away,” Mody says. Route 101 – or “the 101” – connects to Interstates 280 and 680 and travels into downtown San Jose, approximately 9 miles from the neighborhood. Interstate 680 runs up along the East Bay area, while Interstate 280 heads west out towards the global tech employers of Silicon Valley. The Valley Transportation Authority operates bus services in this neighborhood, and several bus stops can be found along Ruby Avenue, which cuts through Evergreen Village Square. The Regional Medical Center of San Jose and its 24-hour emergency services department are a 6.5-mile drive north of the neighborhood. Eleven miles away is the San Jose Mineta International Airport, which offers more than a dozen direct flights to cities across the United States.
