Residential streets reveal rows of single-family homes on spacious, manicured lots. Most are New Traditional, split-level and ranch-style houses from the late 1960s through the 1990s, but there are also contemporary and Spanish Revival homes from the 2010s around. Most properties have updated interiors, modern appliances and luxury amenities, like private pools and outdoor kitchens. Home prices usually range from $1.7 million to $3.6 million, and properties tend to sell quickly, spending an average of two weeks on the market compared to the national average of 56 days.
Residents are automatic members of the Montevideo Improvement Association, and homeowners must pay annual dues to access community amenities. The association also reviews and approves any changes owners want to make to their homes.

Residents embrace the area’s community ties and small-town feel
Neighbors put in a lot of effort to get to know one another and be involved in the greater community. “Almaden Valley is a small town within a big city,” says Realtor Matt Tenczar with Compass. “Everybody knows everybody. Nobody who lives there is going to tell you they live in San Jose, they’re going to say they’re from Almaden Valley.”
Students attend top-rated schools with STEM opportunities
Students attend schools in the Union School District for elementary and middle grades, followed by Campbell Union High School District for high school. Most kids start at the highly rated Guadalupe Elementary and Dartmouth Middle schools. The latter offers STEM electives through Project Lead the Way, including aeronautics and green architecture courses.

The Montevideo Cabana Club is the community’s hub for summer recreation. Children play together in the club’s kiddie pool while people relax and swim laps in the main pool. Next door, you’ll see residents barbecuing, hosting clubhouse events or playing pickleball on the sports lawn. The neighborhood is also a quick drive from several natural parks. Belgatos Park and Heintz Open Space are popular spots to hike, bike and enjoy views of the valley. Almaden Quicksilver County Park offers more than 4,000 acres and 37 miles of trails for hikers, cyclists and equestrians to explore.
The area’s proximity to the Santa Cruz Mountains puts it at an increased risk for wildfires. To help protect residents, Santa Clara County created a Community Wildfire Protection Plan in 2016 to bolster its defenses.
Montevideo is just 2 miles from state Route 85, offering easy access to Silicon Valley destinations.
Freeway connections support commutes across the Bay Area
The community is in a very suburban part of south San Jose but remains quite commuter friendly. “Montevideo is pretty close to a few freeways, which is not the case if you go further south in the Valley,” Tenczar says. Camden Avenue connects drivers to Almaden Expressway and state Route 85, which lead to job centers through the Bay Area and Silicon Valley.
A Fourth of July festival and recurring events keep people connected
Montevideo has a full calendar of events organized by the Montevideo Improvement Association. “It’s a great community,” Tenczar says. “There are barbecues, festivals and parades on the Fourth of July.” In fact, the annual Independence Day celebration is the neighborhood’s largest, packed with family-friendly activities, competitions and live entertainment. Other popular events include:
Tent or Treat, a Halloween event where neighbors decorate tents at the clubhouse and hand out candy to costumed trick-or-treaters
Pickleball Tournament, a new neighborhood tradition open to all ages and skill levels
Monte the Gathering, a monthly game night held on the first Thursday of every month at the clubhouse
You can shop and dine along Camden Avenue and in Almaden Plaza
The closest shopping and dining options are in neighboring communities. People can grab groceries, pick up prescriptions and browse major retailers at spots like Almaden Plaza and Princeton Plaza Mall. Camden Avenue is lined with several local restaurants, like:
