The community is bordered by the rolling foothills of Santa Clara County, with nearby hiking trails through the Sierra Vista Open Space Preserve. “It’s a great area for first-time homebuyers,” says Alana George, a local Realtor with Intero Real Estate Services. “You’re close to thoroughfares and public transit, so it's an easy commute for those working in the big tech companies in the area like Cisco and Adobe.” Around 10 miles northeast Downtown San Jose, the neighborhood features 1970s architecture within a short walk of highly rated public schools and popular shopping hubs.

Cape Cods and ranch-style homes over $1 million in Morrill

Cape Cods, ranch-style homes and split-levels make up Morrill’s housing scene, and most have small fenced-in backyards within a few feet of their next-door neighbors. Similar to surrounding San Jose communities, it’s rare to find a home listed for less than $1 million. Single-family houses range from $1.3 million to $2.2 million, with prices increasing with square footage and recent renovations. There is a selection of two and three-bedroom condos bordering Landess Avenue with price tags from about $700,000 to $850,000. The neighborhood has a CAP Index Crime Score of 2 out 10, lower than the national average of 4.

Authentic Vietnamese cuisine and nearby supermarkets

The Northwood Square shopping center on the west side of Morrill is home to Target and a handful of local businesses. Pho Mai #1 is a late-night spot serving Vietnamese dishes from pho to banh mi. “We have a diverse population in San Jose and a lot of authentic Vietnamese restaurants,” George says. “We have a large Vietnamese population, and pho is one of the most popular dishes in the area.” The Skewer Bar offers authentic Chinese cuisine, while Valerio’s Tropical Bake Shop serves baked goods, tea and coffee. Across the street, locals can pick up their groceries at the Seafood City supermarket or have a curry dish from Mr. Biryani. Great Mall is a short drive west and has more than 200 outlet and value retail stores. Downtown San Jose is around 10 miles southwest and has a wide variety of local businesses, including Vietnamese restaurants and markets.

A-minus schools with varied electives and career academies

Laneview Elementary School and Morrill Middle School are both within the neighborhood and earn A-minus overall grades from Niche. Morrill Middle, home of the Tigers, has a variety of extracurriculars and elective offerings, from Music Appreciation and Life Skills courses to coding and writing clubs. Independence High School, also rated A-minus, is around 5 miles south and offers six magnet programs and career academies where students can earn hands-on experience in areas like finance, construction, teaching and automotive transportation.

Easy commutes to major engineering industry employers

Interstate 680 lies just west of the neighborhood and spans around 15 miles north to Fremont and 10 miles south to Downtown San Jose. “You have several public transportation options in the area," George says. “A large percentage of our population works in the engineering industry, with major employers nearby on the northside of town.” The light rail system runs nearby and can be accessed from Capitol Avenue and connects riders to Oakland and San Francisco. The Valley Transportation Authority also operates the area’s bus routes, with nearby stops along Landess Avenue.

Hiking in the Foothills and sports facilities within a short walk

A short walk south of Morrill, Berryessa Creek Park has picnic tables, a large playground and a softball field. The 17-acre Cataldi Park is a popular spot among walkers and tennis players, with walking trails, sports facilities, open field space and a splash pad. “The East Foothills are just east of the community and are full of parks and hiking areas,” George says. This includes the nearby Sierra Vista Open Space Preserve with miles of hiking and biking trails that wind over 6 miles through rolling grasslands that serve as habitats for golden eagles, mountain lions and gray foxes.
