Fast-selling homes start at around $1.3 million
Parkview’s winding residential roads and cul-de-sacs are lined with single-family homes varying in style but sharing similar features, like paved driveways, garages and well-landscaped front lawns. Throughout the neighborhood, buyers can find Spanish Revival and Mediterranean-style homes with earth-toned stucco facades and tile roofs. Craftsman bungalows and ranch styles showcase a mix of midcentury and Spanish influences. Lavrar says that most of the neighborhood’s ranch-style properties range from 1,400 to 1,500 square feet and typically have three-bedroom, two-bathroom layouts. Single-family homes mostly range between $900,000 and $1.6 million. The community also has a variety of condos and townhouses. Condos can cost between $475,000 and $900,000 with monthly HOA fees of about $500. Townhouses have similar HOA fees and can range from $650,000 to $850,000. Green space is abundant in Parkview, which has five public parks. The 10-acre Vista Park features two baseball fields, a basketball court, a playground and the indoor Vista Park Community Center. Locals can find short walking trails and picnic areas at Meadows Park and the Parkview Parks (three parks that share the neighborhood name are distinguished as Parkview I, Parkview II and Parkview III). Many homes in this neighborhood have backyard pools, but residents can also head to the Parkview III Park swimming pool. Bordering Parkview to the southeast is Martial Cottle Park, a family ranch that's been converted into a sprawling 287-acre outdoor space open to the public. The park has more than 3 miles of paved multi-use trails and several land parcels used by local organizations for agricultural development and education. Martial Cottle Park also hosts an annual Fall Festival that draws in attendees from all over the metro area. For weekend camping trips and mountain biking, the Santa Cruz and Sierra Nevada Mountain ranges border either side of San Jose’s city limits. “There may not be a ton of sightseeing to do in the city itself, but the surrounding mountains and wilderness areas are beautiful and definitely worth visiting,” says Christopher Ward, a local Realtor with Legacy Real Estate & Associates.Gunderson High School offers tech-centric courses
Depending on their address, primary school students can attend either Parkview Elementary, a B-minus school serving kindergarten through sixth grade, or the B-rated Rachel Carson Elementary, which teaches kindergarten through fifth grade. Two middle schools also serve the neighborhood: the B-rated John Muir Middle and Caroline Davis Intermediate, which has a C-plus grade. Students in grades nine through 12 can head to Gunderson High School, a B-rated institution that offers computer education and robotics courses. Commuters in Parkview have immediate access to state routes 85 and 87. The former travels 8 miles north into downtown San Jose, while the latter runs along the city’s outskirts and connects to Silicon Valley, about 20 miles away. The San Jose Mineta International Airport is a 10-mile drive away, just beyond downtown. Public transit options around the neighborhood include buses operated by Valley Transportation Authority; residents can find several bus stops along the Capitol Expressway. Within walking distance of the neighborhood is the Capitol Light Rail Station, where locals can catch the Blue Line to downtown San Jose. Kaiser Permanente San Jose Medical Center has a 24-hour emergency services department less than 5 miles from the neighborhood.Several shopping centers border Parkview
Parkview is sandwiched between multiple shopping centers, making it easy to run errands. North of Capitol Expressway, residents can stop by the Lucky supermarket or The Home Depot. The West Wind Public Market is a large flea market open Wednesday through Sunday. The market also operates a drive-in movie theater in the parking lot. The Westfield Oakridge shopping mall is catty-corner to Parkview and home to popular retailers like Macy’s, Target, Nordstrom Rack and Old Navy. The mall also has a Cinemark Century movie theater showing new-release films. Aqui is a popular Mexican restaurant known for its bowls, burritos and organic menu options. Several other dining options are scattered around just outside the neighborhood, but Ward says one particular eatery stands out: “The best restaurant around here has got to be High Five Pizza,” he says. Located in the Snell & Branham Plaza shopping center, High Five Pizza patrons flock to the family-owned and operated pizzeria for its sports-bar setting, handcrafted pizzas and weekly Wednesday Night BBQ event.
