South San Jose has many different neighborhoods to offer, but homebuyers often gravitate to Ramblewood for its updated classic homes, commuter-friendly location and access to parks. Tucked beside key routes like Highway 101, the area provides straightforward access to Silicon Valley while maintaining a sense of suburban calm and privacy. Parks and bike trails keep residents active, and East Capitol Expressway puts everyday shops and restaurants within reach. Local students attend schools a short drive from the community.
How much updated 1970s homes cost here
The neighborhood mainly offers single-family homes. Split-level and ranch-style houses are the most common architectural styles around, but there are also Spanish Revivals and contemporary homes in the area. Most properties are from the 1970s but have been updated with remodeled kitchens, bathrooms, flooring or insulation. Prices generally range from $1 million to $1.5 million. “Homes are attractively priced for the area, and buyers get a lot of privacy,” says broker Tony Dinh with Novia Home Inc.
Many yards have lush landscaping and decorative fences.

Students attend Franklin-McKinley and East Side Union schools
Students attend schools in the Franklin-McKinley and East Side Union High school districts. High schoolers attend Andrew P. Hill High School, an International Baccalaureate World School, where juniors and seniors can participate in the IB Diploma or Career-related programs.

Commute options include Highway 101, buses and nearby rail
Commuters have direct access to Highway 101 and the East Capitol Expressway, providing routes to various San Jose and Silicon Valley job centers. Although the highways support easy commutes, they can also bring excess noise to the area. Sound barriers along the highway help reduce noise, but most people accept the inconvenience as a fair trade for quick access. VTA bus routes are available along main roads, and a Caltrain station is about 4 miles away. The Coyote Creek Trail also makes biking an option.
Nearby parks, golf courses and trails offer plenty to do outside
“People love being close to the parks,” Dinh says. In the neighborhood is Ramblewood Park, which has playgrounds for different age groups, reservable picnic areas and open turf for casual games. Just across the highway, Dove Hill Park offers similar amenities. The neighborhood is also a short drive or bike ride from the Los Lagos Golf Course and Hellyer County Park. The latter offers a velodrome for track cycling and various sports fields. People also like to go fishing at Cottonwood Lake or hiking along the Coyote Creek Trail, a paved multiuse path connecting to other regional trails.

Restaurants, grocery stores and retail hubs line the local expressway
The closest restaurants are along East Capitol Expressway. Many are fast-casual chains, but more local options are also around, like:
