Santa Teresa Foothills is a residential suburb sitting directly north of a massive park with the same name. “The entire area borders Santa Teresa Hills Park,” says Laurene Hansen, a local Realtor with Intero Real Estate. A winding pedestrian trail cradles the community's southern edge and acts as a divider between homes and the nearly 1,700-acre parkland. This neighborhood is part of San Jose’s larger Santa Teresa district, which is the southernmost part of the city. Residents here have convenient access to Highway 85, which links the area to Downtown San Jose approximately 10 miles north. “It’s a great neighborhood for people commuting to work,” Hansen says. Big box retailers, grocery stores and restaurants all sit within a mile of the neighborhood, and the CAP Index gives Santa Teresa Foothills an overall crime score of 1 out of 10, significantly below the national average of 4.

Homes sell between $1.3 million and $2 million
Since Santa Teresa Foothills is a desirable area, homes sell quickly. On average, properties sell only 11 days after being listed, considerably less than the national average of 44 days. “There’s a variety of housing options, from 1,000 square foot, two-bedroom homes to five-bedroom homes with three-car garages,” Hansen says. Single-family homes here were built during the 1960s and 1970s. Most are ranch-style dwellings and split-levels with a mix of contemporary Craftsman and Spanish-inspired touches, like terracotta roofs and rounded arches. Properties have paved driveways, attached garages and well-maintained front lawns often decorated with square hedges, small flower gardens and short palm trees. Homes here typically cost between $1.3 million and $2 million.

Magnet programs at Santa Teresa High School
Kindergarten through eighth grade students are zoned for the Oak Grove Elementary School District, while the East Side Union High School District serves high schoolers. At the center of the neighborhood and within walking distance for many families is Bertha Taylor Elementary School, which serves kindergarten through sixth grade and earns a B Niche score. Students in grades five through eight can attend Leonard Herman Intermediate School, a B-plus-rated institution. Adjacent to the neighborhood is the A-rated Santa Teresa High School, where incoming ninth-grade students can apply for magnet programs in entrepreneurship, healthcare, engineering and multimedia arts.

Playgrounds and community garden plots at La Colina Park
La Colina Park is a 25-acre outdoor space in in the neighborhood that features two age-restricted playgrounds: one for toddlers and one for children between the ages of five and 12. The soccer field can be used with a permit, and gardeners can plant flowers and root vegetables in community plots. For outdoor recreation, locals head to the nearby Santa Teresa Hills, part of the 1,674-acre Santa Teresa County Park. Seventeen miles of dirt trails stretch through the park for hiking, horseback riding and biking. Golfers can tee off within the park at the Santa Teresa Golf Club, where they can play the 18-hole course or practice their swing at the driving range.

Less than 2 miles north of Santa Teresa Foothills is the Village Oaks shopping center, which features big box retailers like Target, Five Below and Marshalls. PetCo offers a range of food and hygiene products for pets, and Ulta Beauty houses aisles of brand-name makeup and skincare products. Safeway supermarket is a one-stop shop for weekly groceries. Down the road is Costco Wholesale, where members shop for bulk groceries, clothing and furniture. Right outside the neighborhood are several local eateries, including Pure Tea Bar, a bubble tea shop, and Ramen Champ, a counter-service Japanese restaurant with popular menu items like fried gyoza and teriyaki chicken karaage. Access to highways and public transit options
Residents in Santa Teresa Foothills have access to numerous transit options. “When the area was developed, this community was considered a transportation hub connecting to downtown,” Hansen says. “Two light rail stations connect you with downtown; an excellent bus service runs through the area, too.” The light rail stations, Santa Teresa and Cottle Light, are less than a mile from the neighborhood and run along the Blue Line. The Valley Transportation Authority operates bus routes throughout the area and has multiple stops along Santa Teresa Boulevard. Commuters have easy access to Highway 85, which connects to Highway 87 and runs into downtown San Jose. Next door is the Kaiser Permanente San Jose Medical Center, which features a 24-hour emergency room and over a dozen healthcare specialties, including radiology and physical therapy.
The Cottle Light Rail Station is one of the stops that is close to everything in the area.
Kaiser Permanente is the closest hospital around the Santa Foothills area.
