The neighborhood looks and feels like a traditional suburb with its wide roads, tree-lined sidewalks, quiet cul-de-sacs and plenty of parking on and off the street. The community mainly has single-family homes from the 1960s and '70s. Most are ranch-style designs, but some have Spanish Revival elements, like red tile roofs. Home prices here range from about $1.2 million to $1.8 million.

How close transit and highways shape daily travel here

The neighborhood is sandwiched between Route 85 and Blossom Hill Road, two major commuter corridors. Drivers use these to reach Route 87 and Highway 101, which connect to job centers in San Jose and Silicon Valley. While most people drive to get around, VTA bus stops and the Snell light rail station are near the neighborhood. The Blue Line is a direct route to downtown San Jose.

Most residential streets are shielded from daily traffic, but people living closer to Route 85 will hear cars passing regularly, even with the sound barrier.

Several shopping centers surround the intersection of Snell Avenue and Blossom Hill Road. People can run errands at CVS, grab groceries at Smart & Final Extra! or browse stores like Michaels. The area also has many dining options, including:

Nearby parks offer playgrounds, trails and agricultural exhibits

For outdoor recreation, many families head to Miner Park, a 5-acre space with a playground and a paved walking loop. But the area's main highlight is that it's less than 1 mile from Martial Cottle Park. This nearly 300-acre space began as a privately owned ranch but became something more. "When the owner passed away about 20 years ago, he agreed to donate all of his land to the city of San Jose as long as they promised to turn it into a park and wouldn't use it for residential development," says Christopher Ward, Realtor with Legacy Real Estate & Associates. "The city kept its promise." While the area still has working farms, the park also offers:

  • Over 3 miles of trails for walking, biking and horseback riding
  • The Rusty Areias Community Garden, where people can rent plots annually
  • A visitor center filled with local farm history exhibits
  • Scenic picnic areas near orchards and open fields
  • Uncle Monte's Discovery Farm, which has a playground and animal sculptures

Community events include a summer series and a fall festival

Local parks occasionally host community events. Miner Park sometimes participates in Viva Parks, a free summer series hosted by the city's parks and rec department. The event promotes health and wellness through lawn games and resource fairs. In autumn, Martial Cottle Park hosts its Fall Festival, where people enjoy live music, agricultural workshops and pumpkin patch tours. Local food vendors and artisan booths are spread throughout the festival grounds.
