Leafy streets with homes built in the late 1960s and ‘70s

The neighborhood’s homes were largely built in the late 1960s and ‘70s during the Almaden Valley construction boom. Split-levels and ranch-style homes are the most common home designs in this area, featuring two-car garages, covered porches and landscaped front lawns. Many homes have peek-a-boo views of the hills and mountains on either side of the valley. “You get a great view of Mount Umunhum, that’s the tallest mountain out there, and it’s got an old air force base building at the top,” says Realtor Matt Tenczar of Compass Real Estate, who has worked in Almaden Valley for more than 30 years. Prices are at the upper end for San Jose, ranging between $2 million and $2.5 million. There is an active HOA, and annual fees cover landscaping, community pool access and events organized by the Shadow Brook Swim Club.

Students walk to highly rated schools

Shadow Brook offers highly rated schools, which are a big reason families choose to reside here. Graystone Elementary School, Bret Harte Middle School and Leland High School consistently rank among the top schools in the San Jose Unified School District, and all are within walking or biking distance of the neighborhood. These schools offer strong academic programs, Advanced Placement courses and a variety of extracurricular activities. “People really love being close to the schools. You can walk there, and all three are among the best in the city,” Tenczar says.

Community parks, pools and trails offer outdoor options

San Jose's climate is mild, and the area gets lots of sunshine, so outdoor activities are popular. “It’s suburbia in nature. There are lots of parks and trails, and people here tend to be pretty outdoorsy,” says Theresa Wellman of Homeowner Experience Real Estate, who lives and works in Almaden Valley. Greystone Park, located within walking distance for most residents, is a popular community park with a playground, ball fields and shady groves of trees where people might have a picnic. The park connects to the Los Alamitos Creek Trail, a 5-mile path that skirts Alamitos Creek. In the summertime, Shadow Brook Swim Club offers an outdoor swimming pool and clubhouse. “The club is the central spot for the community. There’s a swim team. There are holiday events. The Fourth of July Parade every year is huge,” Tenczar says. For more outdoor adventuring, Santa Teresa County Park and Almaden Quicksilver County Park are within a few miles.

Getting around Almaden Valley and San Jose

The neighborhood is at the southern edge of the Almaden Valley, and commuting can be a challenge. It’s about 12 miles to Downtown San Jose and around 25 miles to Silicon Valley cities like Palo Alto, Menlo Park and Cupertino. Highway traffic is often heavy during rush hour. Kaiser Permanente San Jose Medical Center is the nearest hospital, about 8 miles away.
