Historic neighborhood south of The Alameda
Developed in the early 20th century on the former Santa Clara County fairgrounds, Shasta Hanchett Park is known for its diverse architecture, tree-lined streets and central location. “It’s charming and quaint,” says Andy Sweat, a Realtor with Keller Williams Bay Area Estates and a lifelong Bay Area resident. “These are not cookie-cutter houses; these are unique, character-rich homes.”

Spanish Revival and Craftsman homes on tree-lined streets
“There’s a great diversity of architecture: Spanish-style homes, a lot of Craftsmans, Prairie-style homes, even Victorians,” Sweat says. “There isn’t one distinct style that’s dominant. It’s a whole hodgepodge of all that good stuff.” Most homes were built in the 1920s, and the neighborhood shows its age in the mature palm and London plane trees that line the wide streets. Spacious homes can be found close to the Alameda, where yards are large enough for a horseshoe driveway and several mature trees; bungalows are more common to the south, with front yards large enough for a single-car driveway and ornamental tree.
In April 2024, the median price for a single-family home was $1.8 million, more than four times the national median and 16% higher than San Jose’s overall median. Single-family home prices here range from $1.2 million for a two-bedroom Spanish Revival bungalow to $3.2 million for a four-bedroom Queen Anne-inspired New Traditional built in 2009. Townhouses are available to the south and start at $975,000 for a two-bedroom. Shasta Hanchett Park is in a Historic Conservation Area; homeowners here must seek out special permits for any big construction projects.

Stop and smell the roses at the Municipal Rose Garden
The fragrance of over 3,500 roses at the 5-acre Municipal Rose Garden wafts through Shasta Hanchett Park from April through November. Kids can burn off some energy at the centrally located Hester Park, a pocket park with a playground and soccer field. The 254-acre Guadalupe River Park and Gardens, a short drive or bike ride north, has over 2 miles of paved trails, an art walk and an inclusive playground with slides and climbing walls. At the Rosicrucian Egyptian Museum, residents can take classes in ancient Egyptian history, and kids can join the Junior Archaeologist program.

Performing arts at Abraham Lincoln High
Local kids can attend Merritt Trace Elementary, which earns a C-plus from Niche, then attend the B-minus-rated Herbert Hoover Middle. The B-plus-rated Abraham Lincoln High is a visual and performing arts magnet school; students can join 16 musical ensembles, perform in the annual one-act play festival or learn video production. On July 4, the sounds of marching bands and cheering spectators fill the neighborhood during the annual Rose, White and Blue Parade and Festival. Several local races pass through the neighborhood throughout the year, including Santa Run Silicon Valley and the San Jose Half Marathon. At the SAP Center to the east, hockey fans can cheer on the National Hockey League’s San Jose Sharks, and music lovers can attend concerts by national stars like Justin Timberlake and Aventura.

Easy access to the Caltrain and Altamont Corridor Express
The Alameda borders the neighborhood to the north; Interstates 880 and 280 are to the west and south, respectively. The Valley Transportation Authority (VTA) light rail’s Diridon station is a mile east, where residents can also hop on the Caltrain to San Francisco or the Altamont Corridor Express to Stockton. The VTA bus makes several stops in the neighborhood. With dedicated bike lanes and sidewalks, Shasta Hanchett Park is friendly for cyclists and pedestrians. The O’Connor Hospital is a mile west, and San José Mineta International Airport is a 4-mile trip.

Wildfire risk in the nearby Santa Cruz Mountains
While Shasta Hanchett Park is at low risk for wildfires, the Santa Cruz Mountains to the south and Diablo Range to the east are at high risk. Though property damage from wildfires is unlikely, residents might see ash and smoke. The last major wildfire was in 2020 when almost 400,000 acres burned in the Diablo Range over 46 days.
