American sweet gums and occasional Italian cypress trees fill the horizon and provide pockets of shade. “Because the weather here is so nice, people are always out walking,” Johnson says. Ranch-style homes built during the late 1960s dominate the community. Landscaping usually comes in the form of trimmed shrubbery and flowering bushes, and two-car driveways lead to front-facing garages. Almost all houses have fenced-in backyards large enough for an in-ground pool or entertaining space. Depending on size and condition, most homes sell between $1.2 million and $1.6 million. The community also has a CAP Index Crime Score of 2 out of 10, compared to the national average of 4.

La, which serves authentic Thai dishes. Johnson says Aqui Blossom Valley is another frequented restaurant in the area. The casual spot offers walk-up style ordering for California-Mexican eats. The popular Westfield Oakridge is a 3-mile trip east. “If you want to do some serious shopping, you go to Oakridge,” Johnson says. The mall has more than 200 retailers and hosts holiday pop-up stores for locally owned businesses and boutiques.

Comanche Park is at the center of the community and has a pair of shaded playgrounds. Santa Teresa Little League uses the adjacent baseball diamonds at Herman Leonard Intermediate School for games and skill clinics. Almaden Lake Park is 2 miles west and is a hub for recreation. Along with a fishing lake, the park includes several athletic courts and facilities, a multi-use trail loop and grassy areas for picnics. Visitors can expect plenty of parking, which comes with a $6 daily fee. Santa Teresa County Park is also nearby and offers natural immersion across its hilly hiking and mountain biking trails. Johnson says that the authority’s light rail tends to be more reliable. Nearby stations include Santa Teresa, Snell and Cottle, all of which are a part of the Blue Line.
