Ranch-style homes built in the 1960s and '70s

Most houses in Valley View-Reed are 1950s to 1970s ranch-style and New Traditional homes. Neighborhood streets are lined with trees and sidewalks, creating a cozy, suburban feel. “It’s one of the original suburbs of downtown San Jose,” says Shannon Farrell, who is the VP of operations at BRG Realty with nearly 20 years of experience. “There are more condos and duplexes in that area, and you’ll find older homes with deep roots there.” Single-family homes generally range from $1.2 million to $2.6 million. Condos are between the upper $400,000s and the lower $600,000s. Townhouses hover around $900,000 to $1.1 million, while duplexes are around $2 million. Some condos and townhouses have monthly HOA fees, covering amenities like landscaping and common area facilities.

Valley View-Reed has a family-friendly atmosphere

The Valley View-Reed community is a great place to raise a family; block parties are common throughout the year, and during the holiday season, neighbors come together to set up decorations and festive light displays. The neighborhood also has several day care centers and youth sports programs, like Branham Hills Little League.

Students served by local public, private and charter schools

Much of the neighborhood is served by San Jose Unified School District, which has school choice and interdistrict transfer options. The highly rated Pioneer High School, offering both Advanced Placement and career technical education courses, is the home school for most students in the district.

A smaller portion of the community is part of the well-regarded Union School District for elementary and middle school years. From there, students typically advance to the highly rated Branham High School, which is part of Campbell Union High School District.

Nearby highly rated charter options include Sartorette Elementary School, Price Middle School and University Preparatory Academy, a top charter school with a strong college prep curriculum. If you are looking for private schools, both Stratford School and Cambrian Academy are great options close by.

Retail centers and recreational areas around the neighborhood

Valley View-Reed is surrounded by shopping hubs and neighborhood parks. One popular option is Paul Moore Park, which "is a real draw for sports," says Joel Stieber, Realtor at Keller Williams Bay Area Estates. "There’s lots of athletic amenities there." Shopping is even more plentiful. You can find:

  • Almaden Ranch, a retail plaza with local businesses and dining places
  • Almaden Plaza, which has many big-box stores and restaurants
