Ranch-style homes built in the 1960s and 70s
Single-family homes sit along the winding, tree-lined residential streets that comprise most of the Valley View-Reed area. Properties here often feature well-maintained landscaping and paved driveways; many homes also have attached garages, so street parking isn’t as common in this neighborhood. Residences here reflect a mix of traditional ranch-style and split-level dwellings, many of which feature brick and stone foundations. A handful of homes display Spanish-influenced architecture, including stucco facades and clay tile roofs. “Lots of properties here were built in the 1960s and 70s, and many of the homes that were built in the 70s often have more square footage,” says local Realtor Joel Stieber with Keller Williams Bay Area Estates, who has eight years of industry experience. Residents can also find some apartment complexes in this neighborhood; two-bedroom condo units start can around $550,000, while most single-family homes here cost between $1.35 and $1.95 million.Students served by the San Jose Unified School District
“Depending on where students live, they’re zoned for either San Jose Unified School District or Cupertino Union School District, which both have really good schools,” Stieber says. Within the San Jose Unified School District, which receives a B-plus rating from Niche, young learners can attend Hacienda Science/Environmental Magnet or Reed Elementary School, which are both rated B-plus. For intermediate students, John Muir Middle School is another B-plus-rated institution. Secondary students might go to the A-rated Pioneer High School, which offers performing arts programs focusing on dance, drama and music.Sports enthusiasts can head to Paul Moore Park
According to Stieber, one of the most popular parks in the Valley View-Reed area is Paul Moore Park, often called Cherry Park by locals as the park is located on Cherry Avenue. “It’s a real draw for sports, there’s lots of athletic amenities there – softball fields, basketball courts, a soccer field, pickleball courts and multiple tennis courts,” he says. Paul Moore Park also features several picnic areas and a fully equipped children’s playground. “Lots of families also bring their kids over to the playground at Reed Elementary School, because it’s pretty open to the public,” Stieber says. To cool off on a hot day, residents can head to the Almaden Oaks Community Center and go for a swim in the center’s outdoor pool.New Cambrian Park Plaza development in the works
Valley View-Reed is conveniently located near several big box stores, including a “Costco and two Safeway grocery stores,” Stieber says. At the nearby Robertsville Shopping Center, residents can shop for organic foods and fresh produce at Sprouts Farmers Market, a supermarket chain. Right next door is Almaden Ranch, another shopping plaza that features several chain restaurants and a Bass Pro Shop. For a bite to eat, locals can head to Giorgio's Italian Food and Pizzeria, a family-owned restaurant serving Italian comfort food, including pasta and sandwiches.5-mile drive to Downtown San Jose
“The neighborhood is situated right next to State Route 85 and is very accessible for commuters,” Stieber says. Those commuting into Downtown San Jose can also take the Almaden Expressway, which runs along Valley View-Reed’s eastern border, for a quick 5-mile drive. Valley Transportation Authority, also called VTA, operates a couple of fixed bus routes throughout the neighborhood with stops along Almaden Expressway and Hillsdale Avenue. To catch a flight, residents can drive approximately 9 miles to the San Jose Mineta International Airport using State Route 87.
