Estudillo Estates-Glen is an established neighborhood next to downtown San Leandro. While traditionally suburban, its unique housing stock is what makes it stand out. “The popularity of an area is often its location and access to services. But here, it’s one of the more obscure areas of San Leandro because its appeal is that it’s a very cute neighborhood with homes that have a really nice charm to them,” says Rudy Gonzales, a local Realtor with Red Oak Realty, who has lived in the Bay Area for over 20 years. Character-rich homes, like early 20th-century Tudors and Art Decos, are what to expect in Estudillo Estates-Glen. “People are drawn here because they fall in love with the older architectural styles,” says Louis Heystek, a Realtor with Compass, who has worked in the San Leandro market for nearly 20 years. Aside from housing, the neighborhood offers proximity to popular shopping and dining, main highways and vast regional parks.

Early 20th-century homes next to San Leandro Creek
The neighborhood’s wide streets are commonly lined with maple and elm trees, providing shade to the sidewalks below. Varying housing styles are on display, including Tudor Revivals, Spanish Mediterraneans, Craftsman-styles, Art Decos and bungalows. “Homes here tend to be a little bit larger, stately and have so much character,” Heystek says. Most houses were built between 1900 and the 1940s, with modest, well-landscaped front yards and fenced-in backyards. Property lots are typically compact, and some houses back up to the San Leandro Creek watershed that runs through the neighborhood. Home prices range from $775,000 to $1.5 million, depending on the size and renovations. “The market in the neighborhood tends to move quickly, relatively speaking. We still see homes jump off the market and get over the asking price,” Heystek says.

Local shopping and dining can be found within the neighborhood. Paradiso is one of the most highly rated spots in the city, receiving a Wine Spectator Best of Award of Excellence for 2024. This upscale Italian restaurant is known for its refined, global food offerings and extensive international wine list. The more casual Boulevard Burgers has been a longtime neighborhood staple, with its throwback 1950s-style décor and classic American diner menu. Community events in Downtown San Leandro
Downtown San Leandro is only about a mile west, where residents can enjoy community events throughout the year. The most popular gathering is the San Leandro Cherry Festival, which takes place in June. This long-standing city event features cherry-themed festivities, including a pie-baking and pie-eating contest and a vintage car show. Another big annual happening is the (Re)Discover Downtown event in September. It features live music, a scavenger hunt and a vendor market full of handmade goods and art.

Memorial Park is the main recreational site in Estudillo Estates-Glen, located along San Leandro Creek. It was built in 1938 and recently underwent a $4 million renovation. It features open green spaces, multiple playgrounds and picnic areas. Less than 2 miles west is the expansive Anthony Chabot Regional Park, sitting on the waters of Lake Chabot. This 3,304-acre recreational site boasts numerous trails, a campground, an equestrian center and the 36-hole Lake Chabot Golf Course. One of the most popular sites within this vast regional park is the smaller Chabot Park, with hiking trails and a disc golf course. It’s also a popular spot for fishing as it sits along the lake.
