Proximity to downtown in the foothills of High School Hill
A mile southeast of Downtown San Luis Obispo at the base of High School Hill, the Woodland Drive area offers residents mountain views and a short commute to the city center. “There’s really easy access to hiking trails, and a lot of the homes are higher up in the hills, so the views are beautiful,” says area resident Michelle Braunschweig, a broker associate with Richardson Sotheby’s International Realty. According to Braunschweig, while all homes in the hills are desirable, the Woodland Drive area on the north end of Highschool Hill is even more so because of its proximity to downtown. The neighborhood lies in the larger Banana Belt region of SLO, nicknamed such because of its warmer temperatures and lack of wind. “It has a great microclimate and its really temperate throughout the year,” says San Luis Obispo resident Erik Berg-Johansen, a Realtor with Richardson Sotheby's International Realty.
Custom homes in the hills
Homes here date as far back as the early 1900s, though construction has continued throughout the 2000s. “There’s a lot of really nice homes, especially if you’re right across from French Hospital off of Lizzie Street," Braunschweig says. “There are some newer homes there and even some vacant lots still available for building on.” As a general rule of thumb, homes higher in elevation are also larger and higher in price. Modest single-family homes further from the hills that need updating can go from $850,000 to $1.2 million. Larger 20th-century homes range from $1.3 million to $2.1 million depending on floor plans and upgrades. Custom homes in the hills, often with sprawling floor plans and larger lots, start at around $2.5 million and can go over $4 million.
An abundance of shopping and dining options downtown
Residents have access to tons of dining options downtown. Firestone Grill is a local staple for craft brews, burgers and barbeque, while the bread, sauce, pasta and gelato Giuseppe's Cucina Rustica is all made in-house. For locally roasted coffee, specialty lattes and pastries, locals can stop at Scout Coffee Co. Downtown is also home to locally owned retail shops like Ambiance Clothing & Lifestyle Boutique with women’s clothing and accessories, and Len Collective with both fine and locally made jewelry. Retailers like Williams-Sonoma, Pottery Barn and Anthropologie also have storefronts downtown. For groceries, Smart & Final Extra! and San Luis Oriental Market are both a few blocks east of downtown.
Hiking at High School Hill and Terrace Hill, with access to a popular community park
A trailhead on the neighborhood’s east side allows residents to hike to the top of High School Hill for views of the city. With an elevation change of around 1,100 feet, the steep trek is about 3.4 miles out-and-back. Just west of Johnson Avenue, Terrace Hill Open Space offers a much shorter and less challenging hike to the top of Terrace Hill, with an elevation change of 110 feet. A half mile south of there, the nearly 14-acre Sinsheimer Park is one of the most popular in San Luis Obispo. The half-acre playground has three multi-story slides and a zipline, and kids commonly sled down the astroturf hill on whatever they can find, often large pieces of cardboard. Residents can host birthday parties and family gatherings at the barbeque area, and there is also a disc golf course and courts for both tennis and sand volleyball. At the park’s baseball stadium, locals can catch a San Luis Obispo Blues game. Next door, the SLO Swim Center has an outdoor Olympic-sized pool.
The highly rated San Luis Obispo High is right in the neighborhood
The neighborhood is zoned for San Luis Coastal Unified School District, which earns an overall A rating from Niche, who also names it as the best district in San Luis Obispo County. Students can attend the A-minus-rated Sinsheimer Elementary and the A-rated Laguna Middle. San Luis Obispo High also earns an A and is located right in the neighborhood. The school’s renowned performing arts academy is the city’s longest-running theatre program and has been putting on shows since the 1920s.
Close to popular downtown events and baseball games at Sinsheimer Park Stadium
Residents are close to downtown events, like the Downtown SLO Farmers Market which hosts vendors and live music every Thursday evening, and Music in the Plaza on Friday evenings during the summer, which is the largest free concert series on the Central Coast. During the summer, locals can also catch a San Luis Obispo Blues game at the Sinsheimer Park Baseball Stadium.
A bikeable neighborhood near the highway and the Amtrak station
The neighborhood is bordered to the west by Johnson Avenue, a major artery that connects residents with Downtown SLO. Highway 101 is about 2 miles north. Johnson Avenue is also lined with bike lanes, allowing for a five-to-ten-minute ride downtown. The Union Pacific Railroad is about a mile west, where there is an Amtrak Station and a Greyhound bus stop. Dignity Health’s French Hospital Medical Center is just across the street on the other side of Johnson Avenue. The San Luis Obispo County Regional Airport is about 4 miles south, providing nonstop flights to hubs throughout the American West.
