Being surrounded by mountains with a view of the ocean in the distance usually means living in a remote location where convenience isn’t a priority, but San Elijo provides this stunning setting with all the amenities of a planned community. This luxurious mountain neighborhood lies 5 miles south of San Marcos and 15 miles southeast of Carlsbad. However, residents don’t go far for anything. “Walkability is part of the master plan; that’s why you’ve got schools, restaurants and everything else you need in the town center,” says Stephanie Cowan, leader of Cowan Team Homes with Compass Realty, who lived in San Elijo for almost 20 years. San Elijo Town Center is in the neighborhood’s west end. Residents can do all their necessary shopping and dining here without ever leaving the residential community. Aside from the accommodating lifestyle, the natural environment is what sets San Elijo apart. “I swear it has the best weather in the entire county,” says Cowan. “The ocean breeze keeps it from getting hot, but it doesn’t get the marine layer like areas closer to the beach.” This allows residents to enjoy the community parks and miles of hiking trails whenever they please.

Mediterranean Revivals surrounded by open space
San Elijo Road runs east to west through the community, with winding residential streets extending north and south. These clusters of Mediterranean Revival homes are separated by natural space with easily accessible hiking trails. Sidewalks along the drives and cul-de-sacs lead to parks, schools and shops in the town center. “The community is about 20 years old, which is new for this area,” Cowan adds. Most of these large homes sit on narrow lots with enough backyard space for pool patios and large shade trees. They range from $1 million to $2 million, with prices mainly depending on the views. The highest prices are found in The Estates of San Elijo Hills, a gated section on the neighborhood’s north end. “Every home here is nice and has good scenery, but The Estates has super luxury homes with stunning views,” says Cowan. “They have those backyard views where you walk out the door and it takes your breath away.” Options vary from modest three-bedroom homes to Mediterranean-inspired estates on over half an acre with elevated sight lines of the mountains and clear views of the Pacific Ocean to the west. Prices can range from $1.5 million to over $4 million. Condos and townhouses around the town center offer the same San Elijo amenities with less space for $700,000 to $900,000.

Walk to San Elijo Elementary and Middle
A key feature of San Elijo’s planned layout is having San Elijo Elementary and San Elijo Middle within the community. Both are rated an A by Niche, and their neighboring campuses are walkable from most homes. Kids finish a few miles north at San Marcos High, which also gets an A for its highly regarded technical programs, which include biotech lab, genetics and robotics. These schools are part of the San Marcos Unified School District, which also gets an impressive A overall grade.

Parks and mountain trails around the community
Community parks and mountain trails are accessible across the neighborhood. San Elijo Park is the primary recreation space, sitting next to San Elijo Town Center on the neighborhood’s west side. It has Little League fields, walking paths, a shady playground and an off-leash dog park. Questhaven Park offers a playground and a bit of green space closer to homes on the east side. Many homes are even closer to walking trails woven throughout the community that lead into the surrounding hills. Trails from the north-end streets lead into the mountains of Double Peak Regional Park, best known for its extensive views. Canyon Trail Park marks the beginning of multiple trails between residential streets on the west side, and Anne’s Descent Trail leads into the valley to the south. The ocean views from these trails are not a mirage; Ponto Beach is only 10 miles west.

San Elijo Town Center has all the necessities
Residents go to San Elijo Hills Town Center for pretty much anything they need, whether it's groceries, a bite to eat or a spin class. It’s on the west end of the neighborhood, less than a mile walk or drive from most homes. The town center’s main block has restaurants like SETS Kitchen & Bar, a Southern California chain serving upscale bar fare. San Elijo Vine & Tap is across the street. This popular happy hour and brunch spot has a long list of regional wines and craft brews. Shoppers stop around the corner at Albertsons to stock up on groceries. In between errands, folks can get in a workout at CycleBar or relax around the San Elijo Fountain. Downtown San Marcos, about 5 miles north, has large retailers like Target, Costco and Home Depot.

Multiple large healthcare employers, like Kaiser Permanente San Marcos Medical Center, are just about 5 miles north in the city center. Many also drive 15 miles northwest on Interstate 5 to Carlsbad, which has become a hub for biotech companies. The headquarters of Qualcomm — the world’s largest telecommunications company — is 25 miles south on the 5. Regional flights at McClellan-Palomar Airport are 7 miles west, and San Diego International Airport is 40 miles south. When it comes to getting around the neighborhood, public transit isn’t an option, but everything is reachable by car or foot. San Elijo’s low CAP Index Crime Score of 1 out of 10, compared to the national average of 4 out of 10.
Preventing the spread of wildfires
While San Elijo hasn’t experienced wildfire damage, brush fires are known to pop up in the hills of San Marcos, much like those surrounding the neighborhood. Homeowners can take steps to prevent the spread of potential fires, such as creating a defensible space by removing vegetation within a certain distance of structures to cut off the fire’s fuel supply. The city of San Marcos also enforces a weed abatement ordinance that requires residents to mitigate the accumulation of weeds and unmanaged grasses on their property.
