Location, location, location
There’s an old joke about the three best qualities for any piece of real estate: location, location and location. And while that can refer to things like access to highways and amenities, proximity to beaches or mountains or any other number of things, location is definitely top-of-mind for a lot of potential homebuyers, and the San Mateo neighborhood of Los Prados is located halfway between San Francisco and San Jose along Highway 101 and the Marina Lagoon. “It’s a fantastic location,” says Realtor Syed Farhan, who has more than two decades of experience representing real estate transactions in the area. “It is close to several highways, and you can easily get to the airport or anywhere in the Bay Area.” The neighborhood’s proximity to those urban areas makes it a popular area for commuters, and the nearby hiking opportunities in and around nearby Montara Mountain make is appealing to those who crave the outdoor lifestyle.
Affordable price points
One of the primary qualities of Los Prados that attracts buyers to the neighborhood is its relative affordability paired with its convenient location. The median price of real estate in Los Prados is just over $1.5 million, and buyers should expect to pay an average of $987 per square foot. Both of those amounts are significantly lower than the surrounding area, including Foster City on the east side of the Marina Lagoon, where the median price is over $2 million and the average price per square foot is over $950. A one-bedroom/one-bathroom condominium can start at around $5550,000, and a three-bedroom/two-bathroom townhouse sells for $715,000. Prices for single-family homes can go from $1.5 million for a three-bedroom/two-bathroom ranch-style up to $2.5 million for a six-bedroom/three-bathroom ranch-style home on the canal.

Fun in the California sun
When they’re looking for some outdoor recreation in the neighborhood, Los Prados residents head to Los Prados Park. The large, centrally located park offers access to a playground, multiple athletic fields, tennis courts, a baseball diamond, a basketball court and picnic areas. And residents who want to truly embrace the outdoor lifestyle can make the 7-mile trip to Crystal Springs Regional Trail, which covers more than 17 miles of paved trail that is suitable for walking, jogging or cycling along the Crystal Springs Reservoir. For indoor workouts and personal training, Crunch Fitness is located directly west of the neighborhood across the Bayshore Freeway. “It’s a half-hour to the beach and a half-hour to the mountains, so people who like being outdoors love it,” says Farhan. “And it’s less than an hour up to San Francisco, so you’ve got the city nearby, too.”

School Days
Los Prados is districted to the San Mateo-Foster City School District, which earns an overall rating of A-minus from Niche, and San Mateo Union High School District, which earns an A-plus. Students in the neighborhood can attend Foster City Elementary, Abbott Middle and Hillsdale High School. Foster City earns an A from Niche, Abbott earns a B and Hillsdale High School earns an A-plus. Students at Hillside High School can participate in 45 school-sponsored clubs and have the opportunity to play 24 different varsity-level sports. Alternatively, parents can avail themselves of multiple private school options in the area, including The Nueva School, which earns an A-plus rating and the rank of number-one private school in San Mateo County from Niche.
Shop around and then eat
When they need to stock up on groceries, Los Prados residents can go to the nearby Whole Foods Market less than a mile west on Saratoga Drive. Bridgepoint Shopping Center is conveniently located just across Seal Slough off J. Arthur Younger Freeway, where shoppers will find a Target for any home necessities, as well as a variety of retailers that include Ross, Hobby Lobby, The Container Store and many others. A little further west is a Costco warehouse, as well as Home Depot. And when cooking at home isn’t on the menu, a local favorite for casual food is the nearby Tastee Grill, which has a menu that includes Thai, Italian, and Mediterranean cuisine. For a slightly more elegant date night, residents love Tannourine’s Mediterranean menu and elegant interior.
