The neighborhood’s most popular address is Smith Ranch Homes, a gated, resort-style 55-and-up community built in the early 1990s. It’s one- and two- bedroom condos with balconies average $750,000. Within 30 acres of leafy, landscaped grounds that connect with parks and open space, it’s a breath of fresh air for the recently retired. Smith Ranch is bordered by U.S. Route 101, also known as the Redwood Highway, a major commuter corridor that offers a direct connection to the Golden Gate Bridge and San Francisco. Smith Ranch is at an increased risk for flooding

Because of the area’s low elevation and proximity to San Pablo Bay wetlands, some parts of the neighborhood are at an increased risk for flooding. Marin County officials monitor low-lying areas of the county and issue alerts and guidance when heavy rainfalls are expected.
