Delhi is classic Santa Ana enclave with easy freeway access

Delhi is the Santa Ana of early 20th century homes connected by sidewalks, of stone and wrought iron fences, of big billowing trees doing their best to keep out the blazing southern California sun. This rectangular neighborhood is a mostly residential area sandwiched between the Memorial Park neighborhood and the 55 freeway. If you want to live in Orange County but not spend as much money as somewhere like Newport Beach, Santa Ana is a great option, says Matt Tilley, a southern California Realtor known as the British Bloke. The city has traditionally had a bit of a reputation, Tilley says, but it’s improving, and the traffic situation there is much better than it is in LA. “LA was built when cars weren’t really a thing. When they built Orange County, they took cars into consideration,” says Tilley. “There’s less congestion and it’s easier to get everywhere.”

A variety of home styles line Delhi's streets

The houses here were mostly built in the 20th century, with a few newer builds sprinkled throughout. You’ll see a mixture of single- and multifamily homes on the streets of Delhi. There are one-story ranch-style houses behind stone fences for $820,000, three-unit houses built in the 1960s for $1.2 million, apartments for $300,000 and two-story houses for $913,000. There are a lot of different options here, depending on your design preferences and your budget.

Attend Santa Ana public schools or touted Mater Dei High School

Children in Santa Ana can attend public school through the Santa Ana Unified School District. Kids in Delhi will be assigned to one of three elementary schools – Monroe Elementary School, Esqueda School or Edison Elementary School. For middle school, it will be either Lathrop Intermediate School or McFadden Institute of Technology, and for high school it will be Saddleback High School. The neighborhood is also around the corner from Mater Dei High School, which boasts more Heisman trophy winners than any other school in the country.

The Pacific Electric Bike Trail connects Delhi to other parks

Delhi is connected to the Pacific Electric Bike Trail, a 2-mile trail that spans throughout part of Santa Ana. From Delhi, you can ride your bike southwest to the intersection of South Bristol Street and West Alton Avenue or north to Pacific Electric Park at Maple Street and East McFadden Avenue. If you don’t have a bike, check out Delhi Park, a 10-acre community park with a fitness court, a ball diamond, a basketball court and a playground for kids and toddlers.

Authentic eateries and markets

If you’re craving tacos, churros or even a massive slice of cake, the restaurants in Delhi have you covered.
