Eastside is an engaged neighborhood with mid-20th century houses and lots of links to the great outdoors. Pacific Park is located just a few blocks west of the 5 freeway and the Santa Ana Zoo. Mostly populated by single-story ranch- and Spanish-style homes on small lots right next to each other, modern farmhouses and A-frame homes may also be found in the area. Parks, beautifully painted murals and a trail for electric bicycles blend in seamlessly with the neighborhood’s sidewalks and purple jacaranda trees.

Matt Tilley, a Realtor in southern California known as the British Bloke, says that the main draw to Eastside is that it’s affordable compared to some other parts of Santa Ana. You can find houses here that cost as little as $185,000, although most properties cost upwards of $500,000. Some multifamily homes here cost more than $2 million, but a typical well-maintained 1940s A-frame house here can cost between $800,000 and $900,000. “You can comfortably say it’s 1,200-1,600-square-foot single-family homes, and one- and two-bedroom condos for more than $500,000,” Tilley says.
Locals get active at parks including Pacific Electric Park
Besides affordability, one of the big draws to the neighborhood is Pacific Electric Park, which welcomes you with a sign shaped like a train. It’s a small neighborhood green space of just under 2 acres with picnic areas, exercise equipment and a playground. There’s also a community garden where neighbors plant things like strawberries, cucumbers and extraordinarily tall sunflowers.
The Pacific Electric Bicycle Trail, which runs south in Santa Ana until it reaches South Bristol Street and West Alton Avenue, starts at Pacific Electric Park. The nearby Roosevelt-Walker Community Center also has a garden for the public to use, and it has plenty of space inside for live performances and meetings, like gatherings of the Eastside neighborhood association.

Convenient shopping and dining opportunities
There are plenty of places to go grocery shopping in and around Eastside. There’s Food4Less and a Mexican grocery store called Northgate Market. Along Main Street, which borders the west side of the neighborhood, are Mexican and Salvadorian eateries, plus a few burger joints and a Domino’s Pizza.

Multiple school options, including Santa Ana Unified School District schools
Kids who live in Eastside can enroll in public school through the Santa Ana Unified School District. Most neighborhood children will be assigned to Roosevelt Walker Academy for kindergarten through fifth grade, Sierra Preparatory Academy for middle school and Century High School. The high school has a student-teacher ratio of 19 to 1. There is also a nearby Catholic school, Saint Anne School, which teaches kids in prekindergarten through eighth grade.

Access to I-5, I-55 and other major LA roadways
Eastside is just down the road from where the 5 and 55 freeways intersect with one another. It’s also a few minutes away from other freeways like the 405, 73 and 22.
