"Its vibe varies from the rest of the city.” Garden Grove borders Riverview West, with its city center just 2 miles to the north. CA-22 also runs just a few blocks north of the neighborhood, providing a route to nearby locations like Westminster, 5 miles west, Anaheim, 7 miles north, or Huntington Beach, 10 miles south. Interstate 405 is also within a few miles of Riverview West, providing the 35-mile path to Los Angeles, home of the closest major international airport. Riverview West was primarily built between 1970 and 1990, giving the neighborhood an established yet modern feel with its Modern Traditional homes and 20th-century layout. “The neighborhood is a little older, so it has a great treeline,” says Samano. “Riverview West has a very nostalgic look. It’s pure Americana. You can picture your kids riding their bikes on the sidewalk.” Single-family homes are generally Modern Traditional or ranch-styles, selling from $690,000 to $1.2 million. “Generally speaking, it’s more economic than some other Santa Ana or Garden Grove neighborhoods,” says Samano. “You get more bang for your buck, and you get a bigger house and lot.”

Heritage Park and Rosita Park
Two parks serve the neighborhood. Heritage Park is a simple green space located in southern Riverview West. A popular place for walks or runs, the 6-acre park also offers a baseball diamond, playground and fitness court. In northern Riverview West, Rosita Park occupies 8.6 acres. In addition to common park amenities like a baseball diamond and playground, the park is also home to a pool and Salgado Community Center. Despite being located in Santa Ana, the neighborhood is served by the Garden Grove Unified School District. Kids can start school at R.F. Hazard Elementary School, which Niche grades A-minus.
