Condos and multifamily buildings in the Southeast Industrial District
Since most of the Southeast Industrial District is taken up by the industrial section, the residential portion is fairly small. Properties are generally condos or multi-family units. The housing market is somewhat competitive, as few homes come up for sale. Individual condo units sell between $375,000 and $416,000. Investors looking to purchase a multifamily property typically spend between $1 and $3 million. Javier Robles, a Sales Associate at Re/Max New Dimension, says affordability is the biggest draw, as homes sell for a median of $380,000, which is significantly lower than the Santa Ana median of $835,000.

Access to the Costa Mesa Highway
“It’s a convenient area, which appeals to buyers,” says Jose Samano, a real estate agent with Real Brokerage Technologies. “You’re close to the 55, but there’s not too much highway noise in the residential area.” The industrial district occupies the space bordered by the highway and serves as a barrier for the residential section. The highway access helps expedite shipping for neighborhood businesses as well as commute times for residents. The neighborhood can be difficult to get around by foot or by bike, so most drive. It's an 11-mile drive via CA-55, also known as the Costa Mesa Highway, to the coast of Newport Beach to the south and an 8-mile drive north to Orange. John Wayne Airport is 3 miles south and provides domestic and international flights.
The neighborhood’s CAP Index Crime Score is 5, up one point from the national average of 4. However, it does score a 6 out of 10 for robbery and an 8 out of 10 in terms of motor vehicle theft.

A short drive to South Coast Plaza and Northgate Market
The businesses that give the neighborhood its name are mostly industrial and do not deal directly with the public. However, several dispensaries and local restaurants are clustered around Edinger Avenue. Samano notes that the Southeast Industrial District is a short drive to major shopping at South Coast Plaza, the largest shopping center on the West Coast. The mall, four miles southwest, is home to dozens of restaurants and shops selling everything from luxury goods to everyday products. For groceries, a Northgate Market sits 2 miles northwest of the Southeast Industrial District.

Kids attend Santa Ana Unified Schools
Depending on where they live in the Southeast Industrial District, kids can start school at Madison Elementary School, which Niche grades C-plus. From there, they can advance to Julia C. Lathrop Intermediate School, which earns a grade of C. Century High School is graded B-minus. Before graduating, students can earn college credit at nearby Santa Ana College.

Nearby Madison Park, Delhi Park and the Santa Ana Zoo
“It’s within walking distance of Madison Park, which is appealing to people with animals or kids,” says Robles. This six-acre park, which borders the northern edge of the neighborhood, has play areas and open green space, as well as a baseball diamond and basketball courts. Farther southwest, but still within walking distance, sits 10-acre Delhi Park. This community park is known for its mini soccer pitch, fitness area and basketball court. Santa Ana Zoo, which focuses on the animals and plants of Central and South America, is also a short drive from the neighborhood.
