Named for the main artery of this portion of Santa Cruz, Mission Street is frequently alive with activity. There is always foot traffic to be found along this roughly 2-mile stretch, thanks to the many shops and restaurants that populate the area. Though primarily a commercial hub, there are also residential areas and nearby parks, providing an active, walkable lifestyle for residents who call it home.
Plentiful shopping and dining along the corridor
Sabieng Thai Cuisine brings 40 years of culinary experience to its curries, soups and seafood entrees. In addition to coffee, the Abbey Coffee Lounge offers live music, game nights and other exciting community events. In addition to everyday necessities at Safeway, shoppers can also visit The Food Bin, a grocer that specializes in health foods. Almar Shopping Center, located just off Mission Street, is home to more restaurants, as well as several retailers. There is also the Garden Company Nursery & Gift Shop, a Monterey Bay institution selling plants and gifts for over 30 years. Residents find the outdoor gear they need to hit the bike trails at Another Bike while Rip Curl Outlet stocks surf apparel for those ready to take on the waves.
Walkable streets and public transportation
Mission Street, at the heart of its namesake neighborhood, turns into Cabrillo Highway, a significant route to travel beyond the corridor. The neighborhood is friendly to both pedestrians and bikers, thanks to its many sidewalks and wide streets. Santa Cruz METRO buses frequently pass through, making several stops along Mission Street. Residents who need to make their flights can head to San Jose Mineta International Airport, which is a 33-mile drive northbound to San Jose.
Parks nearby
The Mission Street Corridor may not have any parks of its own but its proximity to several parks keeps residents from feeling restricted to views of concrete and brick. Recreational space Trescony Park, located between Trescony Street and King Street, has a playground, a tot lot for younger children and a community garden.
Bungalows and homes with views
While some of the neighborhood consists of commercial businesses, homes and condos are also a part of the neighborhood. Some properties face Mission Street and noise from passing cars can be heard while others are a bit more removed from the din and are located higher up in the hills. "On Mission Street towards the university, there are a lot of small bungalows and as you go up the side streets, houses start getting bigger and have more renovations and more ocean views," says Paul Burrowes, a Santa Cruz County resident and real estate consultant for David Lyng Real Estate. Homes typically cost between $850,000 and $2.3 million. Because of the neighborhood’s urban layout, houses tend to have minimal lawn space and some trees around and between properties.
Schools with creative courses
Students can attend Bay View Elementary School, which has a B-minus rating from Niche. Mission Hill Middle School has an A-rating and offers creative electives like ceramics, stained glass and woodshop. Harbor High School also holds an A-rating and has been counted among the top five public high schools in Santa Cruz County.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.
