Historic Santa Fe farming community with affordable homes near the Plaza
Set 6 miles west of the Santa Fe Plaza, Agua Fria offers area-low housing prices, rural charm and the convenience of central Santa Fe's shopping centers. Running beside the Santa Fe River, the neighborhood's central Agua Fria Street is home to plant nurseries and the San Isidro Historic Church, which is named for the patron saint of farming. Agua Fria was established as a farming community in the 18th century, and its residents relied on agriculture until the 1940s, when the Santa Fe Water Company built a dam that hindered the Santa Fe River's flow to the area. Between the 1990s and 2010s, Santa Fe County and City drilled springs and built waterlines here, and today Agua Fria has become popular for its rural character and proximity to downtown. "It's very much this historic farming community with old acequias, trails and churches, but it's also super convenient because it's right in the center of town," says Paige Cochran, a local Associate Broker with Keller Williams Realty.

Pueblo Revival and manufactured homes abound
Agua Fria’s original homes sat on large, narrow lots that back up to the Santa Fe River; most of those lots have since been split into quarter-acre parcels. “Like in many established farming communities, a lot of the families here divide their land between relatives as the families grow over time,” Cochran says. Pueblo Revival-style homes from the 1970s to ‘90s are common here, featuring rambling layouts, stucco exteriors and exposed wooden beams called vigas. Prices are heavily impacted by whether a home sits on the Santa Fe River; they typically range from $450,000 for a two-bedroom home on arid land further from the water, to $825,000 for a four-bedroom property with fruit orchards on the river’s edge. Manufactured homes are prevalent in Agua Fria’s northern and southern outskirts in developments like the South Community; set on small, arid lots, these homes range from $220,000 for two-bedroom doublewides on wheels to $442,0000 for four-bedroom properties with driveways.

Locally famous tree nurseries, historic concert venues and more
Nurseries dot the Santa Fe River in Agua Fria, including the locally famous Plants of the Southwest. “They’re like an institution. They’ve been selling plants and seeds since the ‘70s, and their book 'Plants of the Southwest' is a classic to all the hippies and plant lovers here,” Cochran laughs. The Tumbleroot Brewery and Distillery’s taproom sits on Agua Fria Street, and its historic music venue Club Alegría often features live acts playing late into the night. The strip malls and hotels of Central Santa Fe can also be found immediately south of Agua Fria. A Target, Albertson’s and Sam’s Club can all be found less than a mile south of the village. For dinner, locals can enjoy a mix of New Mexican cuisine and American diner food at Plaza Cafe Southside, or they can head to the Santa Fe Plaza 6 miles away for fine dining options like the Spanish-Mediterranean La Boca.

Santa Fe Public Schools
Local kids can attend Gonzales Community School from kindergarten through Grade 12; rated a B-minus by Niche, the school partners with the National Dance Institute to instruct students on the value and art of dance. The B-minus-rated Capital High implements Advancement Via Individual Determination (AVID) strategies to prepare students for college.

Centuries-old trails and new park renovations
A portion of the 1,600-mile El Camino Real de Tierra Adentro National Historic Trail crosses through Agua Fria Village; this dirt-packed mix of Indigenous and Spanish colonial footpaths is the country’s oldest Euro-American travel route, leading north to the San Juan Pueblo and south as far as Mexico City. The 68-acre Romero Park is popular with locals for its baseball field, basketball courts and open greenspace. In late 2023, Santa Fe County began a $2.5 million renovation on Romero Park to introduce new shade structures, two turf fields, pond areas and six tennis and pickleball courts.

Nearby the quirky Meow Wolf
Immediately south of Agua Fria, Meow Wolf invites art lovers into a neon forest-themed gallery, filled to the brim with luminous mushrooms and colorful trees, as well as sculptures and paintings by local artists; large statues of whimsical spiders and metallic dinosaurs can be found outside. In addition to its rotating exhibitions, Meow Wolf often host arts and crafts events. “I started hosting jewelry-crafting workshops at Meow Wolf to get people into the artform and to educate them on how challenging yet rewarding it can be. We’ve basically had sold-out classes every time,” says Kayla Ortiz, a Santa Fe local and owner of the jewelry store Mineralbound Silver.

Quick access to the highway and Downtown Santa Fe
The neighborhood is bordered north by Veterans Memorial Highway, but Agua Fria Street is the main local route to downtown. “Agua Fria Street is a straight 6-mile shot to the Santa Fe Plaza," says Sabine Andraud, a local Associate Broker with Barker Realty. Agua Fria Street is also dotted with North Central Regional Transit District bus stops. The CHRISTUS Saint Vincent Regional Medical Center is over 5 miles east, and the Santa Fe Regional Airport is about 5 miles west.

Agua Fria Community Water System Association
Although local collaborations with Santa Fe County and City introduced new water lines to the village between the 1990s and 2010s, Agua Fria's water sources are still scarce, and newcomers must apply to obtain water rights. "The village is really established, though, so it can be challenging to apply for water rights with its association," says Joseph Ortiz, a local Real Estate Agent with Keller Williams Realty. To obtain water rights, homebuyers must first apply to the Agua Fria Community Water System Association, and if an applicant is accepted, they must then pay a one-time fee of $1,250 plus additional fees for water usage.
