Rancho Viejo’s homes sit on curvy, tree-lined streets throughout the neighborhood, featuring manicured gravel gardens in the front and fruit trees in the back. “You also get these unobstructed views of nature, and because the streets have no lamps, you see the millions of stars in the night sky,” Medvec says. Built between the 1990s and 2020s on an acre of less, most of the community’s homes are Santa Fe-style, featuring stucco exteriors, flat roofs and exposed wooden beams called vigas. Most homes have two- or three-bedroom layouts and range from $395,000 to $550,000; however, four-bedroom homes on an acre range between $900,000 and $1 million. Northern New Mexico-style homes are also available; common features include pitched metal roofs, French doors and stucco exteriors. Prices for these range from $520,000 for two-bedroom homes to $725,000 for three-bedroom properties. Local kids can attend Santa Fe Public School, including Amy Biehl Community School at Rancho Viejo, which earns a B-minus from Niche, and Milagro Middle, which earns a C-minus. At A-minus-rated Santa Fe High, students can enroll in specialized programs for engineering, culinary arts and JROTC. Elementary students can alternatively attend the Santo Nino Regional Catholic School, located on the Santa Maria De La Paz Catholic Church's campus within the community. The Institute of American Indian Arts and Santa Fe Community College are also located within the Rancho Viejo community. Around 5,500 acres of Rancho Viejo are dedicated to natural spaces and community parks, offering residents ample outdoor recreation. Between 10 and 15 miles of paved multi-purpose trails weave the community’s schools, parks and subdivisions together, and are surrounded by views of high desert scenery and the Jemez and Sangre de Cristo Mountains. “Each of the five subdivisions also has its own plaza, with playgrounds for young kids and green fields for community events. They’re great little gathering spaces for the neighborhood,” Thompson says. For the price of a one-time nominal fee, Rancho Viejo residents also have access to the Santa Fe Community College’s recreation and gym facilities.Convenient to Downtown Santa Fe's festivals and markets
Although Rancho Viejo’s subdivisions host occasional community events, most residents head downtown 11 miles away for its year-round markets and festivals, and according to Medvec, traveling there from the neighborhood is convenient. “Santa Fe Trails buses take you straight from Rancho Viejo to the Plaza, which is really a blessing because of how challenging it can be to park when the markets get going,” Medvec says. The International Folk Art Market attracts over 20,000 attendees to the downtown area to shop from hundreds of artists from around the world, including South African basket weavers, Moroccan textile artists and Hungarian carpet makers.Nearby Santa Fe shopping centers
“Even though Rancho Viejo is in the southern half of the city, it’s still in the heart of things and convenient to shopping,” Medvec says. The Bisbee Court industrial park is home to a handful of businesses and eateries on the community's northern edge. Tumbleroot Brewery and Distillery’s production space here invites guests to its tasting room for samplers and cocktails, and the regional chain El Parasol offers beloved New Mexican classics like green chile-loaded burritos. Around 3 miles north on Cerillos Road, a Walmart Supercenter, Target and Albertson’s are the community's go-to grocery spots, and the Santa Fe Place Mall is home to over 67 stores and restaurants, including the Regal Santa Fe Place.Immediate Interstate 25 access
Rancho Viejo’s northern edge touches Interstate 25, leading residents to the Santa Fe Plaza over 11 miles away. Richards Avenue is Rancho Viejo’s main thoroughfare, and paved multi-use paths run throughout the neighborhood, connecting its subdivisions to parks, community centers and each other. Santa Fe Trails buses also make stops in Rancho Viejo and bring locals to Downtown Santa Fe. The CHRISTUS Saint Vincent Regional Medical Center is 8 miles east, and the Santa Fe Regional Airport is 7 miles northwest.
