A small community in a convenient spot for commutes and travel
Valle Vista is a small community in central Santa Fe County, about 13 miles northeast of downtown Santa Fe. "Santa Fe has recently been heavily built up in this area," says David Horpedahl, a qualifying broker and owner of Los Alamos Properties. The location is convenient for commutes and travel as it's close to several highways. Interstate 25 and state Route 599 meet nearby, and to the east is state Route 14. That route, also known as the Turquoise Trail, is a national scenic byway stretching about 53 miles southwest to Albuquerque. The Santa Fe County /NM 599 Station, in the median of I-25, has more than 200 parking spaces. People can catch Rio Metro's New Mexico Rail Runner Express commuter train and there are fare-free buses and shuttles that link various job sites and points of interest.

Pueblo-style and Ranch-style homes from the 1960s and on
It's a purely residential subdivision; some streets have sidewalks, and others do not. More than half of the homes are owner-occupied. Many of the Pueblo-style homes and ranch-style homes are under 1,200 square feet. Some of the oldest are single-family homes from the 1960s, and the newest are manufactured homes from the 2020s. Inventory is limited, but sales prices or estimated values are in the $200,000s to $600,000s. "It's midrange; the last couple I sold out there were around $370,000," Horpedahl says. Fencing or walls surround most lots, a good portion of which are over a quarter-acre.

A convenience store and a beer hall/concert venue are close
Allsup's Convenience Store, less than a mile away, is the closest place to pick up essentials. A little bit farther up SR-14 is the Santa Fe Brewing Company's Beer Hall at HQ. The beer hall touts its mountain views and an irrigation system that uses reclaimed water to create green, lush grounds, a rarity in the region. Beer, cider and wine are available, and Fusion Tacos offers everything from birria tacos to chimichangas and torta Cubana sandwiches. Adjacent to the beer hall is The Bridge at Santa Fe Brewing Company. This outdoor venue hosts concerts and events like the Spring Runoff, a celebration of the outdoors with vendors and activities. A Walmart and other stores and restaurants are about 4 miles away.

Amy Biehl Community School, Milagro Middle and Santa Fe High
Kids may attend Amy Biehl Community School at Rancho Viejo, a kindergarten through sixth grade school which earns a B-minus grade from Niche. The school offers computer science learning based on digital literacy, design and engineering. Older students may attend Milagro Middle School, which receives a C, followed by Santa Fe High School, which has a B-plus. District transfers are via lottery. Turquoise Trail Charter School, graded B-minus, is about 4 miles south of Valle Vista. Enrollment for kindergarten through eighth grade students from anywhere in the state is by lottery.
Amy Biehl Community School for K through 6th grade earns a B-minus grade from Niche.
Students can attend Santa Fe High School, which received an A minus from Niche.

A sports park is close by, cross the river for petroglyphs hiking area
North of Valle Vista, Turquoise Trail Sports Park has a playground and shaded pavilions. West of the Santa Fe River, about an 8-mile drive from Valle Vista, is La Cieneguilla Petroglyphs hiking area, which has thousands of petroglyphs, rock etchings created by ancestral native peoples.

Illegal dumping, an inactive HOA and airport related noise
Though Valle Vista includes 4 acres of open space left undeveloped to enhance the rural scenery, it's suffered from illegal dumping. In 2024, Santa Fe County held a community meeting to address the issue. Remediation was not possible at the county level because Valle Vista's homeowners association owns the land. The HOA, which technically still exists, has not been active since the early 2000s. Additionally, community members at the meeting expressed the need to upgrade infrastructure, amenities and appearances. As of April 2025, there was interest in reviving the HOA, but it had not been formally reinstated. The community was still in communication with the county commissioner about proposed improvements.
Valle Vista is about 6 miles from the Santa Fe Regional Airport, which offers service to hubs like Phoenix, Denver and Dallas/Fort Worth. Aircraft noise can be a concern, as flights have increased, while noise abatement policies have been relaxed.

Efforts have been made to stop illegal dumping in Valle Vista for a cleaner, safer and more beautiful desert to live in.

Nearby living history museum hosts a Ren Faire and Harvest Fest
It's about 7 miles to El Rancho de las Golondrinas, a living history museum on a 500-acre site. "It's in La Cienega, across the highway. Some of the buildings date back hundreds of years; you might see donkey carts with wooden wheels," Horpedahl says. Open seasonally, El Rancho de las Golondrinas hosts the Santa Fe Renaissance Faire in September and the Santa Fe Harvest Festival, with hayrides and a pumpkin patch, in October.
