Properties with acreage near Arroyo Grande
The lack of significant commercial development in unincorporated Callender, located 6 miles south of Arroyo Grande, offers homeowners privacy with the potential to own large lots. “It’s kind of a mix between rural, residential and industrial here,” says San Luis Obispo resident Lindsey Harn, a Realtor with Christie’s International Real Estate Sereno. “It's good for people who want a little bit more land and a more casual neighborhood with fewer restrictions. You’re still close to golf courses and area wineries, but you have a little bit more elbow room and more of a coastal influence, with cooler temperatures.” The neighborhood's auto body shops and workshops draw people who, as Harn says, "want to be able to wrench on things." The community is also home to several commercial nurseries.
Though the trees, farm fields and undeveloped land in Callender can make it feel far removed, Highway 1 passes right through the community, making it easy to commute to destinations along the coast, including Arroyo Grande, Santa Maria and San Luis Obispo, which is where many residents work, according to Callender resident Cindy Blankenburg, team leader at Blankenburg Properties with eXp Realty. While Callender is only about 3 miles inland from the Pacific, the off-roading portion of the Guadalupe-Nipomo Dunes National Wildlife Refuge fills the space between the two, requiring an indirect, roughly 7-mile commute route to the waterfront via Highway 1.
Homes on acreage with ADUs and livestock
The custom-built homes here date as far back as the mid-20th century and range from $600,000 to $1.6 million, depending on their lot sizes. “A lot of the value is in the land,” says Blankenburg says. “Generally, the lot sizes are anywhere from .9 acres to about 3 acres.” Blankenburg also says that because it's becoming harder to find large lot sizes in the county, "Statistics have shown that home values here have increased about 3.5 percent year over year since 2019."
Blankenburg continues, “There aren’t any planned housing developments here and no HOA, just individuals building homes the way they want. A lot of people are also adding auxiliary dwelling units to existing houses for family members.” Blankenburg also says that some neighbors keep horses and other large animals, as the county allows area residents to keep 2.5 livestock per acre. For those looking to build a home of their own here, there are undeveloped lots available.
Proximity to three public golf courses, coastal dunes and Nipomo Community Park
The Guadalupe-Nipomo Dunes National Wildlife Refuge spans 18 miles of Pacific coastline just west of Callender. While much of the land is dedicated to conservation, part of the refuge closest to Callender is made up by the Oceano Dunes State Vehicular Recreation Area, where residents can drive their off-road vehicles on the sandy hills. The dunes and the adjacent Black Lake Canyon, which is closed to public access, can be viewed from Kathleen's Canyon Overlook on Callender's northwest side, where there is also a playground. Pedestrian access to the dunes can be found about 6 miles north, while the popular Pismo Beach is about 10 miles north.
Callender residents live less than 5 miles from three public golf courses. The 18-hole Cypress Ridge Golf Course is located to the north, while Monarch Dunes Golf Club to the southeast is home to the 18-hole “old course” and an additional 12-hole challenge course. Just east of Callender, Blacklake Golf Resort has three additional nine-hole courses for golfers of all skill levels.
About 6 miles southeast, the 140-acre Nipomo Community Park has a large playground, various playing fields and tennis courts, as well as a skate park and off-leash dog area. Parkgoers can stroll through 12 acres' worth of native gardens, or hike along miles of trails.
Several local eateries and a neighborhood grocery store within a few miles
Residents can pick up groceries at the locally owned JJ’s Market and Deli 3 miles north on Highway 1, with fresh produce, a bakery and a deli counter. “They have a chef on site who makes food 5 days a week so you can go there and get dinner,” Blankenburg says. "We do that a lot.” Several local eateries are next to the grocery store, including Palo Mesa Pizza with handmade, wood-fired specialty pizzas, calzones and sub sandwiches, and Munchiez 805 for handhelds, bar bites and brews. For plenty of additional dining options, residents can head about 6 miles east to Nipomo or 6 miles north to Arroyo Grande. The Pismo Beach Premium Outlets Retail are about 10 miles north, with shops like Kate Spade, Calvin Klein and Coach.
Learning in Lucia Mar Unified School District
Callender is zoned for Lucia Mar Unified district schools, including Dorthea Lange Elementary and Mesa Middle, both rated B by Niche. At the B-plus-rated Nipomo High, students can enroll in a variety of career and technical education courses ranging from arts, media and entertainment to child development and family services.
Access to Highway 1 and Highway 101
Highway 1 runs through the center of Callender, leading north and south along the California Coast. Highway 101 is roughly 5 miles east of Callender, which residents can take north to Arroyo Grande and San Luis Obispo or south to Santa Maria. Dignity Health’s Arroyo Grande Community Hospital is about 6 miles north. The Santa Maria Airport is about 17 miles southeast with daily flights to and from Las Vegas on Allegiant Airlines, while San Luis Obispo County Regional Airport is about 17 miles north, with nonstop flights to other major hubs throughout the West.
