Middle Rincon’s greatest draw are its top-rated public schools, but close-knit communities, sprawling parks and living within the heart of Wine Country are added bonuses. Traversed east-west by Highway 12 and Montecito Boulevard, Middle Rincon is Northeast Santa Rosa’s largest suburb, with the city’s most varied housing options. “The neighboring communities, Lomita Heights and Skyhawk, have a bit more of a hefty price tag,” says Logan Francaville, lifelong resident and Realtor with Prosper Real Estate. “You won’t really find homes there for under $1 million. In Middle Rincon you’ll be able to find homes in the $700,000 range.” While the neighborhood is growing and renovating, many buildings have stood since the 1950s, offering retro charm amidst modern-day conveniences.

Broad range of housing styles and pricing
Residential streets in Middle Rincon tend to be cul-de-sacs, especially along tree-shaded Brush Creek Road. Most single-family homes here are three-bedroom, two-bath on lots averaging 5,000 square feet, priced in the mid-$700,000s; larger, renovated homes are listed between $825,000 and $1.3 million. Many date between the late 1960s and mid-1990s, with single-level Ranch-style homes and two-story Contemporary-styles having attached two-car garages. Brush Creek Villas date to the mid-1970s and have Spanish-style details like golden stucco and red-clay roof tiles; a common area features a pool and tennis courts. Close to Saint Francis Woods dates to the early 1980s, with a park-like setting of mature trees and bushes, lush lawns and quiet streets; most homes have updated fixtures and appliances. Newer developments from the 2020s tend to have modern farmhouse-style design with high-efficiency appliances and solar panels; these range from $700,000 to $900,000, often with no HOA fees. Mobile home parks here include the 55+ Rancho Cabeza, where two- to three-bedroom manufactured homes date from the late ‘80s to the early 2000s, and cost around $210,000. The neighborhood’s seven apartment complexes include Highway 12’s sprawling, upscale Acacia on Santa Rosa Creek, and the lushly gardened Windham Village, which offers low-income one-bedroom units for seniors and one to three bedrooms for families.

Home to the best public high school in the county
Most schools here belong to the Rincon Valley Unified district, rated an overall A-minus by Niche. Kids might start out Austin Creek Elementary, offering the A-rated Austin Creek Elementary that sits adjacent to the 20-acre Skyhawk Park. Rincon Valley Middle earns an A-minus, while Maria Carrillo High is both a California Distinguished School and the county’s highest rated public high school; offering an online Cyber High program for students that need to catch up on some credits.
Maria Carrillo High School has been serving the Middle Rincon community since 1996.

Spend a day outdoors at Howarth Park’s “Imagination Land”
Spanning 320-acres, the horse-friendly Spring Lake Park allows boating and swimming in the lake, multi-use trails and a water park with bright, inflatable play structures. The park even hosts a “Water Bark” fundraiser in September where owners can bring their dogs for a day of swimming. Located in the neighborhood’s southeast end, the 152-acre Howarth Park was named for Leonard Howarth, California’s richest man upon his death in 1930, who left a then-princely sum of $75,000 to Santa Rosa to create this park for children. Residents can fish for trout or rent a paddle boat at the parks 25-acre Lake Ralphine, but kids love the park for the Big K-Land area; complete with a small western play town, mini train and carousel. Set on the same lot as Maria Carrillo High, the 19-acre Rincon Valley Community Park is where neighborhood soccer and baseball players spend much of their weekends. In addition to large grassy areas and graceful willow trees, the well-stocked Rincon Valley Regional Library sits at the parks entry point, with a full roster of kids’ and teen events children’s art on display each month.

Wineries and locally sourced groceries just minutes away
There’s no shortage of grocery options in Middle Rincon, with Oliver’s Market at the Montecito Shopping Center selling locally made goods, a Safeway in Skyhawk and Whole Foods at Montgomery Village. For clothes, furniture, antiques and more, Historic Railroad Square is home to 24 different local businesses like Hot Couture Vintage Boutique, Old Town Furniture and Sole Desire Shoes. After a day of running errands, head over to Los Molcajetes Bar & Grill for some Jaliscan-style Mexican food, or sample a local craft beer from 14 rotating taps at Rincon Valley Tap Room & Bottle Shop just off of Sonoma Highway. For some of Sonoma Valley’s most scenic wineries with lush vineyard views, travel about 8 miles along Highway 12 toward Kenwood.

Get in and out of town on the 101
San Francisco is about 60 miles south of Middle Rincon, with a drive time of around 1 hour via the US-101. It’s a straight 5-mile shot to downtown Santa Rosa on Highway 12, or about 15 minutes depending on traffic. Residents can take the Sonoma County Airport Express shuttle to the San Francisco Airport for international flights, while the Sonoma County Airport is located 12 miles away for domestic flights. For healthcare, the Santa Rosa Providence Memorial Hospital is 5 miles away, providing residents with access to quality healthcare.
