Montecito Avenue, the neighborhood’s main road, gains elevation as private roads split off beneath a canopy of oak trees. This neighborhood features Mediterranean and contemporary homes with midcentury influence. Houses smaller than 3,000 square feet typically range from about $800,000 to $1.1 million, while larger houses go for $1.1 million to about $1.8 million. “It’s a wonderful neighborhood. There are homes from the 1940s through the 1960s that have character,” Hamilton says. “There are midcentury modern homes and floor plans that are easy to modernize.” Montecito Heights also has a CAP Index crime score of 2 out of 10, compared to the national average of 4.
