Located 55 miles from San Francisco, Sonoma County’s Santa Rosa is divided into four directional quadrants, and Northwest Santa Rosa is its most affordable. “It’s one of the few places in Sonoma County where you can get a house for less than 700,000,” says Carl Balsillie, longtime Santa Rosa resident and Broker Associate with W Real Estate. “The same amount of space would cost over a million in Healdsburg or even the Northeast area.” Residents here live in the heart of Wine Country, with the Mayacamas Mountains as a backdrop and Laguna de Santa Rosa to the far west; the Pacific Ocean is 40 minutes west, and the Napa Valley is 45 minutes east.

Coffey Park offers brand new homes
The center of town has a densely packed, suburban feel, while heading west, the neighborhood takes on a more rural vibe, with properties spaced farther apart on larger lots. Ranch-style homes from the 1970s and contemporary farmhouses from the late ‘80s-early ‘90s typically go for around $650,000 when set on mid-size lots; those set on lots of a half-acre or more go for upwards of $750,000. In Coffey Park, a western subdivision of sapling-planted cul-de-sacs that was completely rebuilt after the Tubbs Fire of 2017, contemporary Craftsman-style homes from the 2020s range from $800,000 to $900,000. The central Lincoln Manor is one of Santa Rosa's most affordable subdivisions, with single-family homes averaging $350,000; near the central Bicentennial Park, mobile homes and condos go for about $250,000. As of Spring 2024, homes in Northwest Santa Rosa average $715,000, a price bump of 4% from Spring 2023.

Head to the big city on the 101
US 101 borders the neighborhood to the east, providing a direct 55-mile route to San Francisco; State Route 12 borders the neighborhood to the south. The Santa Rosa CityBus makes several stops in Northwest Santa Rosa and travels throughout the city. For healthcare, residents can head just across the 101 to Providence Santa Rosa Memorial Hospital on Montgomery Drive. The small, domestic Charles M. Schulz-Sonoma County Airport is 10 miles north, while larger San Francisco International Airport is about 60 miles south.
