Luxury living in the wine country hills
Around 9 miles north of Downtown Santa Rosa, Riebli-Wallace is a hilltop community of luxurious, custom-built estates surrounded by the valleys and vineyards of Sonoma County wine country. Formerly a dairy farming community, Riebli-Wallace began to see upscale residential development in the 1980s, so many large homes had long been there by October 8, 2017, when the Tubbs Wildfire hit northern Santa Rosa, impacting much of the neighborhood. The area hasn’t seen much fire activity since, and a new $25 million state-of-the-art fire station is expected in neighboring Fountaingrove by 2025. "The Riebli-Wallace corridor is a lovely rolling valley community that has a rural feel, but it's not too far out," says Jeff Schween, a top-selling Santa Rosa-area Realtor with Compass Real Estate, who has been selling property for over 30 years. "It benefits from being on the southern slope of the Mayacamas hills, so it gets great sunrises that light area in the morning and a last blast of sunset at the end of the day. It's a really dramatic view."

Custom-built hillside estates
Set among rolling emerald hills, most of Riebli-Wallace's homes were custom-built after the 2017 fire and in grander fashion than their previous versions; steep, gated driveways, impressive retaining walls, terraced gardens, sprawling decks and luxurious swimming pools are common. Many of these multi-million-dollar estates were built by some of the Bay Area's most sought-after builders in the late 2010s and ‘20s. "I've built some of my favorite homes ever up here," says Lou Vierra, owner and builder of Santa Rosa-based Vierra Fine Homes. "We're just finishing a spectacular, ultra-custom showpiece: a rustic-modern estate with four bedrooms and five-and-a-half baths, a 4-car garage and a double-edge infinity pool, all on 10 acres that include a half-acre vineyard. This represents the most glamorous way to live a wine country life." Custom-built homes typically sit on 5 to 10 acres and range from $1.3 million to $3.7 million, with those on flatter, more usable land fetching higher prices. Much of Riebli-Wallace remains undeveloped, with 1- to 3-acre lots ranging from $340,000 to $685,000 based on size; however, parcels 16 acres and up can range from $470,000 to $925,000, with flatter land costing more. "Around two-thirds of the properties lost to the fire have been rebuilt," Schween says. "Some people are keeping the land and haven't rebuilt yet. But when owners do rebuild, it's actually easier to get homeowners insurance now with the new fire prevention building codes that were put in place after the fire."

In the evening, folks can head to the Luther Burbank Center for the Arts to catch a performance by a visiting band or the local Santa Rosa Symphony.
